HomeMy WebLinkAbout008_HOA encroachment letter tl " , 2021 City of Bozeman Community Development 20 East Olive Street Bozeman, MT 59771 Re: The Ridge Lot 6 Approval of Encroachments into Private Common Areas TBD Ravalli St. Dear Planner, The HOA has reviewed the attached site plan for Lot 6 of the Ridge Subdivision, specifically for the pedestrian facilities.We,the members of the Ridge Subdivision Property Owner's Association, agree to the site layout as proposed by the owner of Lot 6, and acknowledge that sidewalk will extend into the Ridge Private Common Areas, as described below: a. As a result of the new 3' landscape buffer requirement by the city the sidewalks along the west side of the building will extend approximately 3' into the Private Common Area of the subdivision. b. The sidewalks on the east side of the building were previously installed but were planned to be immediately adjacent to the building within the PUD. Portions of the existing sidewalk will be removed and replaced by the DA Land to facilitate construction of the building and to match the sidewalk to the building grades. c. The sidewalk on the south side of the building is proposed to be 3' from the front of the building as required and therefore will extend approximately 5' into the Private Common Area of the subdivision.
