Regarding the signage, for the monument sign with the Bronken’s Warehouse lettering, as long as this portion meets the 32 sf maximum requirement, and is not integrated within the masonry (which appears to not be), the sign is fine as proposed. Essentially, the aluminum composite panel which has the lettering on it would be considered the sign area and that must meet the maximum requirement. And the 2nd monument sign is fine again as long as it meets the requirements for freestanding signs, and meets the intent of incidental signage. If the sign only says “truck entrance” it is allowed and must meet the monument sign provisions as denoted for the M-1 zoning district, however, it is exempt from permitting based on it meeting the incidental signage AND does not count towards the maximum signage area allowed. You can include this correspondence within the response to comments when addressing these comments in the memo.
