Dear Applicants: The Master Site Plan and Site Plan for the above-referenced project has been approved. Please see the attached Staff Report for the analysis, conditions of approval, and code provisions related to this approval. Note that on page 3 of the staff report there are 3 conditions of approval that must be met prior to the approval of a building permit for any development on the Site. When Condition No. 2 is completed, please provide a digital copy of the recorded plat via email to me at smontana@bozeman.net; no need to go through the Cloud for that submittal. As the Applicant, you must comply with all provisions of the Bozeman Municipal Code, which are applicable to this project. All unmet code provisions, or code provisions that are not specifically listed as conditions of approval, does not, in any way, create a waiver or other relaxation of the lawful requirements of the Bozeman Municipal Code or State law. Please be informed that ANY changes from the final plan or final building elevations must be reviewed and approved by the Community Development Department prior to implementation or construction. Future Impact Fees - Building permit applications require payment of the required transportation, water, sewer and fire impact fees according to the City of Bozeman adopted impact fee schedule in place at the time of building permit issuance. If you desire an estimate of the required impact fees according to current rates, please contact Mr. Chris Saunders of the Community Development Department at csaunders@bozeman.net. This Director of Community Development project decision may be appealed filing a notice of appeal with the Clerk of the Commission for the City of Bozeman, within ten working days after the date of approval on this date, by following the procedures of Section 38.250.030, BMC.
