Site Visitor Name: Alex Welsh Site Visitor Email: alex@qfactorsolutions.com Hello, My firm is in the process of submitting the plans for a new office project to the City of Bozeman Development Dept. One of the items on the site plan checklist require us to provide information on: "Water rights information. If cash-in-lieu is proposed a cash-in-lieu of water rights calculation and payment amount certified by the City's Engineering Division." I need to confirm whether or not this is applicable to our project, if so what steps need to be taken. I have been able to track down the statement of claim for water rights, however, because our development is apart of a larger master plan development - I need to make sure we are covered. 7/15/2021 Q Factor Mail - RE: Water right/resources for new development https://mail.google.com/mail/u/0?ik=f7dbb0171a&view=pt&search=all&permthid=thread-f%3A1703828606925527021&simpl=msg-f%3A17038286069…4/5 IND Bozeman_ Site Plan & MEPF Narrative.pdf 1476K Alexander Welsh <alex@qfactorsolutions.com>Thu, Jul 8, 2021 at 4:19 PM To: Griffin Nielsen <GNielsen@bozeman.net> Griffin - Just following up on my previous email. We are looking to submit our site plan submittal this month on July 15th. I want to make sure we are satisfying the Site Plan Submittal Checklist, and responding to this cash-in-lieu of water rights payment in the correct manner. The checklist asks that we provided an amount certified by the City Engineering Division. Can you please confirm if what I previously sent to you is sufficient to get me this info before the 15th? If not, please let me know what else I can provide to make sure we meet our submittal date. Annual Demand Domesc = 80,000SF * 10,00gals/yr/1000sf (Use: Office) = 800,000gals/yr or 2.455 acre-feet/yr. Irrigaon = Pending Preliminary Fee City’s adopted CIL water rights rate = $6,000/acre-foot 2.455acre-feet *$6,000/acre-foot = $14,730 + Irrigaon Let me know when the site plan has received adequacy and we can finalize the fee determinaon. SF of the original site plan I sent you will not be changing (80,000 GBA) As for what we need to deliver to the city, is there a form I need to fill out that shows we have discussed the water rights fee and the amount has been certified by the Engineering dept?
