My question is only regarding Unit 105 the corner unit that fronts both Villard and Tracey (Note that L501 has incorrect unit numbering, Unit 104 should actually be 105 and 105/106 should be 106/107). In the attached PDF, the clouded portion of the Unit 105 frontage on Tracey does not have a raised porch to meet J.1 and only has a 6'-3" landscaped setback for J.2(not the 10' landscape setback required if the unit is less than 3' above grade). The design meets the intent of the block frontage standard to ensure privacy and security for the residents since there are only clerestory windows above head-height on this portion of facade. Is a departure needed to request a reduction in landscape setback depth? And if so do you have any concerns that the departure might not be granted? I’ll also follow up with a phone call to make sure we’re on the same page and clarify any questions you might have. I am looking at the ground floor units 105 and 106 on Sheets A2.01 and L501. Are those the units you are speaking of? If so, how much above grade would the dwelling units be? It looks like Unit 105 is accessed from Villard St. (by the way, Sheet L000 mislabels Villard Street as W. Lamme Street). Sheet L501 shows the Unit 106 patio at 6’9” setback from the ROW sidewalk and 4’8” above grade. I am guessing you want to change that to be less than one foot above grade with less than 10’ setback from the ROW. I do not really understand your intentions from the drawing you provided in your message. Can you please clarify? You have the option of requesting a Departure from subsection J if you can meet the intent of providing privacy, security and attractiveness to the unit. For #2 – would we need a departure for the portion of the building along Tracey Ave where we have less than a 10’ setback and where the ground floor of the unit is less than 3’ above adjacent grade? Or does the clerestory window with bottom of window 6’-6” above grade meet the intent of the J.3 Raised Ground Floor? Hi Suzanne, Nice talking to you yesterday, I have a few follow-up questions regarding the block frontage requirements. 1) For Special Residential Block Frontages standards 38.510.030.J – does the building design need to meet both (1) Raised Deck or Porch Option and (2) Front setback Option? Or does just one need to be met? 2) For the NE corner unit – snippet below for the proposed design which we believe meets the objective of providing privacy and security for the residents. What are your thoughts on this? And would we need a departure for this design? I’ve also included the site plan + east and north elevations in the attached PDF.
