Planning Board Duties
• At request of City Commission prepare a growth
policy (comprehensive plan)
• Review and advise regarding regulations for
subdivisions
• Review and advise regarding subdivisions –
Criteria set in state law and local ordinances

• Review and advise regarding changes to zoning
standards and procedures
• Review and advise regarding changes to the
zoning map

Impact Fee Advisory Committee
Review and monitor process of calculating, assessing
and spending impact fees
• Annual Capital Improvement Program review and
recommendation each fall
• Impact fee study updates each four years

Review aesthetic elements of site development applications
meeting criteria
1. Forty-five or more dwelling units;
2. Thirty thousand or more square feet of office space, retail
commercial space, service commercial space or industrial
space;
3. Four stories or more;
4. Twenty thousand or more square feet of exterior storage
of materials or goods;
5. Parking for more than 90 vehicles.
