HomeMy WebLinkAboutSitePlanningandDesignElements_012720213 29MSP | NORTH CENTRAL PROJECT DESIGN OPEN SPACE Required residential open space areas will be provided through a variety of approaches including public and private common areas, private balconies, common indoor recreation areas, and shared roof decks. Each of these spaces will comply with listed design standards including meeting all dimensional standards. The shared common areas will be in centralized areas that are visible from units within the development and located away from service areas and ground level residential windows. Within these spaces, amenities may include landscaping, paving, seating space, lighting, and walkable lawn area. The matrix table below further describes the compliant open space provided per building and per phase. Required commercial open space areas will be provided through pedestrian oriented open space that serves as a visual amenity to the entire development with paving material, landscaping, and lighting. The commercial open space areas are located in places that are easily accessible, recognizable, and near pedestrian traffic. These spaces are also functional to the building uses including outdoor seating areas, attractive landscaping, water features, art showcases, and plaza space for larger gatherings. This plan has been provided at the Utility and Service Plan in the drawings portion of this submittal, but a narrative describing the conditions of compliance with Off-street Loading Berth Requirements according to BMC Section 38.540.080 has also been provided below to accompany this drawing. The diagram below calls out the locations the design team anticipates tenant trash to be stored on site at each building. However, the expectation is that the applicant will employ a maintenance team that will manage the operations of the North Central and associated buildings. It will be the responsibility of these individuals to roll the trash bins out to the curb from each building’s trash room on collection day(s). Additionally, a heated slab will be provided outside of each of these trash rooms as applicable to alleviate any safety concerns related to the formation of ice and snow build-up at the concrete aprons constructed directly in front of the utility rooms. Utility Screening Future utility area locations are also indicated at the Utility and Service Plan in the drawings portion of this submittal. Given the preliminary nature of the design at each building at the master planning phase of design these locations are estimates based on the use of each building and desired pedestrian activation at the other building frontages. However, all service areas and utility equipment will be required to be screened, as necessary according to BMC Section 38.520.070. Additionally, the applicant understands that all building and site designs will be required to follow North Western Energy’s requirements to locate the transformer along the outer are of the buildings along the street and alley locations, as they are not allow to be located inside the building.
