Thank you for providing this analysis prior to site plan submittal. Based on the anticipated peak hour trips and overall
traffic volume from the proposed Cohousing development, a Traffic Impact Study (TIS) is not required.
Please provide this email as the formal TIS waiver for the Cohousing development.

I’m writing in regards to the Bozeman Cohousing project. The Cohousing project is a residential development using the
cohousing model. The R3-zoned property is located on Tract B of C.O.S. 526 and Tract A on the Assessor’s Map, due
south of Tract B. There are ten residential buildings within the development, each building consisting of four dwelling
units for a total of 40 units. The units are either 2-bedroom or 3-bedroom units.
Using the Institute of Transportation Engineers Trip Generation Manual, 10th Ed. (see attached) the number of trips per
unit for low-rise multifamily housing is 0.56. With a total of 40 units, this equates to 22.4 trips during the peak hour (40
units * 0.56 trips/unit).
Due to the low number of trips during the peak hour and small project size, we are requesting a waiver for completing a
traffic study.
