HomeMy WebLinkAboutOakandCottonwoodApartmentsNarrative_ 01192021 1 Jan 19, 2021 City of Bozeman Community Development 20 East Olive Street Bozeman, MT 59715 Re: Site Plan Review Oak and Cottonwood Apartments Project Narrative: We are proposing a new apartment project at Oak Street and Cottonwood Road. The 3.1-acre project site is zoned as R-O. As proposed the project would include (7) 12-plex apartment buildings with related site improvements. It is our intention to create a high quality, attractive, and efficient apartment project. We would also like to offer affordable rental rates while ensuring the project is financially viable for the developer. The design includes three story apartment buildings designed for maximum privacy, views, ease of construction and quality living space. The building exteriors include low maintenance materials including cement board siding, metal corrugated siding and fascia, and asphalt and metal roofing. The apartments project includes ample outdoor space in common areas, patios or decks. The project also offers covered parking areas. When all phases are complete the project would include 84 two-bedroom apartments. The required parking for the project is 168 spaces. As proposed the site plan includes 151 parking spaces. Please note that with public tranportation being within 800 feet of the lot gives us a 10% reduction in the required parking for the project. Following approval of the master site plan individual site plans for each phase will be submitted. Each phase site plan will be consistent with the approved master site plan and Section 38.230.100.A of the BMC. We would like to start the first phase of construction in the spring of 2021. A total of 2 phases are proposed at this time. The proposed entitlement period is 5 years. Thanks for everyone’s time in the review of the Cottonwood and Oak project.
