Attached indicates that Blocks 5 and 6 have a credit volume of 28.7 AF, which over 3.3791 acres amounts to 8.5 AF/ac. The proposed development is situated on 3.1 ac of land, so there’s 26.4 AF of credit. This is more than enough to cover the anticipated demand for 84 multi- family units and any irrigation that may be onsite (but would encourage the use of an exempt well for irrigation for this project. Reach out to Kerri at the DNRC for confirmation that an exempt well is allowable for the project). Attached is a preliminary site plan for a proposed project on Lots 4 & 5, Block 5 of Flanders Creek Subdivision. We are going to need you to take a look at the cash-in-lieu of water rights to determine if an additional fee will necessary. The project will include 7 buildings with 12-2br apartments in each (84 dwelling units). Don’t hesitate to let me know if you have any questions or need anything additional to analyze the project.
