The flats is a small development located on Lot 1, Block 16 in a B2-zoned property in Ph. 2A of the Baxter Meadows Subdivision. The site will utilize a ‘live-work’ concept design, in which the main floor units will be general commercial space and the second floor will consist of one-bedroom residential units. There are two buildings in total, each with four commercial units (each approximately 550 sf) and four residential units (approximately 575 sf). Using the Institute of Transportation Engineers Trip Generation Manual, 10th Ed. (see attached) the number of trips per 1,000 sf of gross floor area of General Commercial is 2.45. With each commercial unit totaling ~550 sf and a total of eight units, the total gross floor area is 4,400 sf. This equates to 10.78 trips during the peak hour (4,400sf / 1,000 sf * 2.45 trips per unit). Using the same resource for residential trip generation, the number of trips per dwelling unit for a mid-rise residential building with 1st-floor commercial is 0.36. With a total of eight residential units, this equates to 2.88 trips during the peak hour (8 dwelling units * 0.36 trips per unit). 2 The total peak hour trip generation for the development, including the commercial and residential spaces, equates to 13.66 trips. Due to the low number of trips during peak hour and the relatively small size of the project, we are requesting a waiver for completing a traffic study.
