We’re working on updating water adequacy manual which will streamline the CILWR program, just not ready yet. Hopefully in the next couple months it’ll be done. CILWR was provided with the 2A, based on a volume calculation of 22.57 gal/sq ft. Subject property is 18,337 sq ft producing an demand offset credit of 1.27 AF. Griffin will take care of the rest of the fee calculation. The Flats is a “live-work” concept, with a small commercial space (approximately 550 SF) on the main level and a one-bedroom living space of around the same size on the second floor. There will be two buildings, each with four commercial units and four one-bedroom units. The legal description for the property is Lot 1, Block 16 of Baxter Meadows Phase 2A. Can you check to see if a water rights credit exists for this property? Do you have an established water use estimate for a general office building in terms of square footage? If not, we have provided an estimated commercial use based on design guidelines outlined in ‘Water Planning Supply’, by David W. Prasifka. The expected value for water usage for a general office building less than ten years old is 0.093 gpd/sf. This amounts to a total of 409 gpd for the eight commercial units (0.093 gpd/sf * 550 sf/unit * 8 units). This equates to 0.46 ac-ft./yr. For the residential usage, we used the typical MF use of 0.124 ac-ft./yr. (0.124 ac-ft/yr. * 8 units). This amounts to a total of 0.99 ac-ft/yr. (includes irrigation). This places the total water usage for the development at 1.45 ac-ft./yr. Please let me know if this is acceptable and feel free to provide any feedback.
