HomeMy WebLinkAboutARCH RESPONSE NARRATIVE-061121June 14, 2021 Danielle Garber dgarber@bozeman.net 406-582-2272 Bozeman, MT RE: GALLATIN PARK MIXED USE SITE PLAN, APPLICATION 21129 COMMENTS REGARDING ACCESSORY RESIDENTIAL Danielle, The mixed-use commercial units (51% of total square footages) located in a M-1 zoning district with accessory second floor residential floor units (49% of the total square footage) are broken down on the architectural cover page G0.1. according to BMC 38.310.040.C; permitted accessory residential use in commercial, mixed use, and industrial zoning districts are allowed if the total square footage is less than 50%. These units are considered commercial use with accessory residential. This does not fall into the category of Live/ Work IBC Section 419 because live work is primarily residential and could not be in M-1 Zoning. The accessory Residential units belong in R-2 Occupancy; however, these are accessory use, and not considered Live/ Work as stated above. 1st floor bathrooms are in accordance with ICC A1176.1-2009 per chapter 6. This appears on A4.5 A minimum of 10’ – 0” is met from door jamb to door jamb and is measured from the bollards in front of the structure.
