HomeMy WebLinkAboutParkingSummary_04142021 April 14, 2021 | 1 One11 Parking Summary One11 2.0 will add 67 residential units, 2,500 gross square feet of street-level retail, and 47 on-site parking stalls to the existing 55 units and 1,800 gross square feet of office space. Figure 1 shows the base residential parking requirements and calculations for parking reductions for on-street parking, transit availability, and one car-share vehicle (4 stalls) resulting in a requirement for 89 parking stalls. Figure 1. One11 Residential Parking Requirement Figure 2 shows the parking requirements for the street-level retail and calculations for reductions including for the B-3 zoning district, transit availability, public parking structure, and bike parking resulting in a requirement for 2 off-street parking stalls for the office use. Net square feet is calculated as 85% of the gross square feet after any reductions for street-level commercial uses. Figure 2. One11 Commercial Parking Requirement Figure 3 shows a summary of commercial and residential parking requirements. One11 includes 93 off-street parking stalls, and 91 stalls are required to serve the residential, office, and retail uses on-site. Figure 3. One11 Parking Summary Figure 4 shows the bike parking requirements including additional bike parking for vehicle parking reductions. Forty bike parking stalls are being provided compared to a total requirement of 13 stalls.
