HomeMy WebLinkAbout21117 Notice NOTICE OF A SITE PLAN and SPECIAL USE PERMIT APPLICATION This application is evaluated against the criteria and standards of Sections 38.360.135 (Transitional and Emergency Housing and Services), 38.230-120 (Special Use Permit) and 38.230.110 E through I, (Conditional Use) of the Bozeman Municipal Code (BMC) and 38.230.100 (Site Plans), and associated standards. Approval is granted if all of the above review criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.070.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Project Name: “Community First Griffin Place” Emergency Housing Special Use Permit AND Site Plan Application: 21117 Summary: The site plan for Light Industrial, accessory Personal and Convenience Services and a Special Use Permit for Emergency Shelter Housing land uses, which are the subject of this staff evaluation, is for development an 170-bed emergency shelter housing program would be owned, operated and maintained by the non-profit affordable housing provider, Human Resource Development Council, District IX (HRDC), who would house and provide services to homeless persons. The emergency shelter housing program is allowed within the subject M-1 District as a Special Use pursuant to BMC Table 38.310.040.C and Section 38.360.135 and is being evaluated by the criteria and standards of 38.360.135.C and D, 38.230.120 and 38.230.110.E through I. The site plan is also for the Applicant’s Food Resource Center housing a food bank, food store, restaurant, and food preparation for off-site food programs. The Applicant seeks a Departure from the 150- foot maximum length limit for the South Building which would be 210-feet in length due to the services to be provided within the building which require special floor plans and privacy and Trauma-informed Design elements.
