The intent of the water main extension is to satisfy fire department requirements with hydrant locations and City of Bozeman limitations on the maximum length of fire service line to behind the proposed building. The subject property within the subdivision has already been accounted for in the design of the water supply for the new subdivision. The new facility will be located on one lot totaling 5.84 acres in Bozeman, MT. More specifically, the new industrial facility will be located on Lots 8 & 9 of Catron Crossing Subdivision situated in the SE ¼ of Section 26, Township 1 South, Range 5 East, Principal Meridian, City of Bozeman, County of Gallatin, State of Montana. See following location map figure. Figure 1.1: Location Map 2.0 WATER DISTRIBUTION SYSTEM (DEQ1) 2.1 General Information (DEQ1-1.1.1) a. Description of existing water works and sewer facilities: Existing water works and sewer facilities include an existing 12” water main which runs along the north side of the subject property, an 8” water main located in Catamount Street along the south end of the property, and an 8” water main located in the alleyway referred to as Street B along the east side of the property. Existing sewer facilities include an existing 8” sanitary sewer main located in a public utility easement along the south side of the property, an 8” sanitary sewer main located in Street B along the east side of the property, and a 27” sewer main located in a utility easement along the north side of the property. Identification of the municipality or area served: The City of Bozeman is the municipality that owns and operates the above mentioned public water and sewer mains. c. Imprint of professional engineer’s seal. See cover page of Engineering Report 2.2 Extent of Water Works System: (DEQ1-1.1.2) a. Description of the nature of the area to be served: The area to be served is located in a newly developed commercial subdivision on the north end of Bozeman, MT. The subject property is currently an undeveloped parcel located north of an existing hotel, south of currently undeveloped commercial property, west of commercial restaurants, and east of privately owned vacant commercial land. b. Provisions for extending the water works system to include additional areas: No additional areas beyond that of the subject property will be serviced by the proposed water main extension. c. Appraisal of the future requirements for service including existing and potential industrial, commercial, institutional, and other water supply needs: No future servicing requirements are anticipated beyond the one proposed building to be located on the subject property. 2.3 Alternate Plans: (DEQ1-1.1.3) The proposed water main extension (loop) had 2 potential options. The proposed alignment extends along the west side of the subject property connecting into the existing water mains on the north and south sides of the property. The alternative plan consisted of routing the water main extension from the northwest corner of the subject property, around the southwest corner of the proposed building, and connecting into the existing water main located in Street B. The currently proposed option was selected because it required a shorter length of new water pipe. 2.4 Site Conditions: (DEQ1-1.1.4) a. The character of soil through which water mains are to be laid: A majority of the proposed water main extension is anticipated to lay within existing alluvial sandy gravels. Foundation conditions prevailing at sites of proposed structures: Foundations for the proposed structure to which this water main extension will serve is currently proposed to be interior slab on grade with pad footings for building columns and perimeter stem wall to frost depth. c. The approximate elevation and flow direction of ground water in relation to subsurface structures The depth to groundwater in this area is approximately 3-4’ below ground surface, flowing from south to north. 2.5 Water Use Data: (DEQ1-1.1.5) a. A description of the population trends: The population served by the proposed water main extension is limited to the employees and customers of the new building. Approximately 100 max people on any given day are anticipated. b. Present water consumption and the projected average and maximum daily demands or peak instantaneous demand where appropriate, including fire flow demands: Current plumbing code and design standards were used to estimate the peak demands for the new building. Domestic water peak demand is 140 GPM and peak fire flow is 1,500 GPM c. Present and /or estimated yield of the sources of supply: Available through city of Bozeman Water and Sewer department d. Unusual occurrences: There are no anticipated unusual occurrences e. Current estimated percent of unaccounted water for the system and the estimated reduction of unaccounted water after project completion, if applicable: Not applicable 2.6 Fire Flow Requirements: (DEQ1-1.1.6) a. Hydraulic analyses based on flow demands and pressure requirements: Minimum fire flow = 1,500 gpm @ 20 psi b. Fire flows, when fire protection is provided, meeting the recommendations of the fire protection agency in which the water system is being developed: Sprinkler system flows for building system = 1,450 gpm 2.7 Sources of Water Supply: (DEQ1-1.1.7) City of Bozeman municipal water supply 2.8 Proposed Treatment Process: (DEQ1-1.1.8) No additional water treatment is proposed beyond that of which the City of Bozeman municipality provides to their water supply Engineering Report Bozeman Industrial Facility, Bozeman, MT Project No. BZNFAC_BIP CTA Architects Engineers 4 2.9 Sources of Water Supply: (DEQ1-1.1.9) A sanitary sewer service will be provided to the subject property from the City of Bozeman municipal wastewater collection system. 2.10 Waste Disposal: (DEQ1-1.1.10) Waste delivered to the City of Bozeman municipal wastewater collection system through the proposed sanitary sewer service will be domestic waste. 2.11 Automation: (DEQ1-1.1.11) No automation systems or equipment are proposed for this water main extension. 2.12 Project Sites: (DEQ1-1.1.12) a. Discussion of various sites considered and advantages of the recommended ones: The proposed water main extension (loop) had 2 potential options. The proposed alignment extends along the west side of the subject property connecting into the existing water mains on the north and south sides of the property. The alternative plan consisted of routing the water main extension from the northwest corner of the subject property, around the southwest corner of the proposed building, and connecting into the existing water main located in Street B. The proximity of residences, industries, and other establishments: There are no residences, industries or other establishments that would utilize the proposed water main other than the proposed building in which it is servicing. c. Any potential sources of pollution that may influence the quality of the supply or interfere with effective operation of the water works system: There are no known sources of pollution to influence water quality. 2.13 Financing: (DEQ1-1.1.13) Water main extension will be privately funded by the developer. 2.14 Future Extensions: (DEQ1-1.1.14) No future extensions are anticipated to occur 2.15 MATERIALS (DEQ1-8.1) Standards, materials selection (DEQ1-8.1.1) Water main piping from six (6) to twelve (12) inches in diameter and shall be Class 51 Ductile Iron pipe conforming to AWWA C-151 Standards. All water main piping larger than twelve (12) inches in diameter shall be furnished as specified in contract documents. Permeation of system by organic compounds (DEQ1-8.1.2) a. The distribution system is not in an area of groundwater known to be contaminated by organic compounds. b. Non-permeable materials are proposed for the system. Joints (DEQ1-8.1.4) All jointing and packing materials will meet the AWWA and MDEQ standards. Manufacturer approved transition joints will be used between dissimilar piping materials. 2.16 WATER MAIN DESIGN (DEQ1-8.2) The proposed water main extension system has been designed in accordance with the most current version of “Montana Department of Environmental Quality (MDEQ) Circular DEQ-1 Design Standards For Water Works” (2018 edition) and “City of Bozeman Design Standards and Specifications Policy” (current version is March 2004). Minimum pressures and flows to meet fire protection demand have been verified using hydrant test data from existing up gradient hydrants (#1103 & #1284). These flows were verified using flow and head loss calculation procedures outlined in AWWA Manual M32. Minimum fire flow at the hydrant location in the new water main extension is 1,627 GPM at 90 PSI. See Appendix F for detailed calculation. Diameter (DEQ1-8.2.2) The proposed water main extension will be eight (8) inches diameter. Fire Protection (DEQ1-8.2.3) The proposed water main extension will provide a fire flows of a minimum of 1,500 gpm at 20 psi. Building fire systems and fire flows will be reviewed separately by City of Bozeman fire department and will be approved prior to installation. Dead Ends (DEQ1-8.2.4) No dead ends are proposed. 2.17 VALVES (DEQ1-8.3) Valves are located and spaced per Section V.A.7. of the City of Bozeman Standards. 2.18 HYDRANTS (DEQ1-8.4) Location & Spacing (DEQ1-8.4.1) A single fire hydrant connected to the water main extension is proposed to satisfy fire department coverage around the proposed building on the subject property. Valves & Nozzles (DEQ1-8.4.2) Per City of Bozeman detail 02660-4. Hydrant Leads (DEQ1-8.4.3) Per City of Bozeman detail 02660-4. AIR/VACUUM RELIEF VALVES (DEQ- 8.5) Air relief valves (DEQ1-8.5.1) No air relief valves are proposed. Relief valve piping (DEQ1-8.5.2) No relief valve piping is proposed. 2.20 VALVE, METER AND BLOW-OFF CHAMBERS (DEQ1-8.6) None proposed. 2.21 INSTALLATION OF MAINS (DEQ1-8.7) Standards (DEQ1-8.7.1) All installation will be completed in accordance with the latest edition of the MPWSS with City of Bozeman special provisions and the City of Bozeman Design Standards and Specifications Policy. Bedding (DEQ1-8.7.2) Bedding shall be installed per City of Bozeman standard modifications details 02221-1 and 02221-2. Cover (DEQ1-8.7.3) All water mains will be buried with at least 6.5’ of cover over top of pipe or insulated with polystyrene or equivalent to prevent freezing. Blocking (DEQ1-8.7.4) All tees, bends, reducers, plugs and hydrants will be provided with reaction (thrust) blocking, mechanical joints and restraints as shown in City of Bozeman standard modifications details 02660-1, 02660-10, 02660-12, and 02660-13. Anchoring of Fusible Pipe (DEQ1-8.7.5) No fusible water main pipe is proposed on this project. Pressure and leakage testing (DEQ1-8.7.6) All pressure and leakage testing shall be in accordance with the latest edition of the MPWSS with City of Bozeman special provisions. External Corrosion (DEQ1-8.7.8) All iron fittings to be wrapped in polyethylene encasement. Separation from Other Utilities (DEQ1-8.7.9) See Section 2.22 below. 2.22 SEPARATION OF WATER MAINS, SAN. SEWERS AND STORM SEWERS (DEQ1- 8.8) General (DEQ1-8.8.1) The following factors have been considered in providing adequate separation: a. materials and type of joints for water and sewer pipes, b. soil conditions, c. service and branch connections into the water main and sewer line, d. compensating variations in the horizontal and vertical separations, e. space for repair and alterations of water and sewer pipes, f. off-setting of pipes around manholes. Parallel installation (DEQ1-8.8.2) New water mains will be laid at least 10 feet horizontally (measured edge to edge) from any existing gravity sewer. Crossings (DEQ1-8.8.3) Water mains crossing sewers are designed to provide a minimum vertical distance of 18 inches between the outside of the water main and the outside of the sewer, whether the main is either above or below the sewer where possible. At crossings, one full length of water pipe will be centered over the sewer to place the joints as far from the crossing as possible. Crossings will be constructed per City of Bozeman detail 02660-11. Exception (DEQ1-8.8.4) There are no deviation requests for this project. Force mains (DEQ1-8.8.5) There are no existing or proposed force mains in the vicinity of this project. Sewer manholes (DEQ1-8.8.6) No water pipe will pass through or come in contact with any part of a sewer manhole. Water main edge of pipe will be located at least 10 feet from sewer manholes. Underwater/Culvert crossings (DEQ-8.9.2) No underwater/culvert are proposed. 2.24 CROSS-CONNECTIONS AND INTERCONNECTIONS (DEQ1-8.10) Cross-connections (DEQ1-8.10.1) No cross-connections are proposed. Cooling Water (DEQ1-8.10.2) No steam, condensate nor cooling water from any source will be returned to the water supply. Interconnections (DEQ1-8.10.3) No interconnections are proposed. 2.25 WATER SERVICES AND PLUMBING (DEQ1-8.11) Plumbing (DEQ1-8.11.1) New 4” domestic services and 6” fire services will be provided to the proposed building for which this water main extension serves. Water and fire services will be installed in accordance with City of Bozeman design standards. Booster pumps (DEQ1-8.11.2) No individual booster pumps are proposed. 2.26 SERVICE METERS (DEQ1-8.12) Water service meter for the domestic line will be installed within the conditioned proposed building per City of Bozeman standards. 2.27 WATER LOADING STATIONS (DEQ1-8.13) No water loading stations are proposed in this project. 2.28 WATER MAIN ABANDONMENT (DEQ1-8.14) No water main abandonment is proposed in this project. 2.29 TEMPORARY WATER DISTRIBUTION (DEQ1-8.15) Temporary water distribution is not expected to be required. This report and attachments provide our geotechnical recommendations for the proposed FLIR  Systems manufacturing and office facility.   The information contained herein is based on an  investigation and analysis of the property’s topographical and subsurface conditions, a review of  geologic maps and literature for the project area, and previous experience gained during our  involvement with other similar developments in the area.  The purpose of this report is to provide  a description of the site’s soil and groundwater conditions as well as recommendations for the  design and construction of the proposed improvements.    DESCRIPTION OF THE PROPERTY  The 5.83‐acre property is legally described as Lots 8 and 9 of Catron Crossing Subdivision, Tract  1‐A in the SE1/4 of Section 26, Township 1 South, Range 5 East, Principal Meridian, City of  Bozeman, Gallatin County, Montana.  Please see Figures 1 and 2 for the site location maps.  The property slopes slightly to the north.  Vegetation consists of native grasses as well as  significant wetland grasses and plants through the western side of the property (down in a small  drainage).  There was no  flowing water visible in these wetlands at the time of our explorations;  however, based on our experience with the neighboring development to the south, some springs  may surface in this area through the spring and summer.   Another creek (with associated  wetlands) meanders along Valley Center Road east of Lots 8 and 9, flowing in a northwesterly  direction.    The site lies on alluvial fan deposits of sand and gravel overlain by fine‐grain wind and flood  deposits consisting of silt and clay as well as deep deposits of organic wetland soil (down in the  drainage on the western side of the site).  Groundwater levels were shallow, averaging about 4.5  feet across the site, but will likely rise in the late spring and early summer.   SCOPE OF WORK  Our Scope of Services for this project included:   Excavation of eight test pits within the proposed development site.  The location of each  test pit is shown in Figure 4.   Installation of three groundwater monitors.   Laboratory testing of select samples from the test pits.   Providing allowable bearing capacity criteria.   Surface and subsurface drainage recommendations.   Backfill material and compaction recommendations.   Asphalt pavement section materials and design thickness.   Site earthwork and construction recommendations.
