The Residence Inn Hotel is located off of East Main Street on Lot 13A-1 of the Northern Pacific Addition Subdivision. This project is located within the City of Bozeman, Montana. See the vicinity map for location details. This project involves extending approximately 30-feet of 6” water main to a new fire hydrant location. The Residence Inn Hotel will be served by a 6-inch fire service and a 4-inch water service. These services will tie into an existing water main located in East Main Street. b. The proposed water main infrastructure will be served by the City of Bozeman. c. Project Developer: Blackridge Companies 1735 South 19th Avenue, Suite B Bozeman, MT 59718 d. System Owner: City of Bozeman PO Box 1230 Bozeman, Mt 59715 Public Water System (PWSID# MT0000161) 1.1.2 Extent of Water Works System, including: a. The proposed water main extension is an extension of the City of Bozeman water infrastructure in the area. The water main extension is proposed serve a fire hydrant being installed with the proposed hotel. This property is zoned B2, (Community Business District) per the City of Bozeman’s zoning map. b. The project will extend approximately 30-feet of new 6-inch Class 51 D.I.P. water main into the proposed hotel site. The new 6-inch main will connect to a fire 4 hydrant that will provide fire protection to the proposed hotel project. The Residence Inn Hotel will be served by a 6-inch fire service and a 4-inch water service. These services along with the fire hydrant main extension will tie into an existing 6-inch water main located in East Main Street. c. The proposed 6-inch water main extension will provide fire protection to the proposed hotel project. 1.1.3 Alternate Plans The alignment of the proposed main was chosen to meet the layout of the proposed hotel project. 1.1.4 Site Conditions a. The proposed site has existing grades of less than 10% and the soils are identified as Blackmore Silt soil deposits by the NRCS. b. A site specific geotechnical report will be done for the hotel building foundation construction. c. The ground water flows generally from the south to the north based on general groundwater flow in the valley. The NRCS indicates a depth to groundwater that is greater than 80 inches. The groundwater at this site is likely seasonally varied based on a nearby irrigation ditch. 1.1.5 Water Use Data The water distribution system serving the proposed project will be designed and installed in accordance with the Montana Department of Environmental Quality (MDEQ) Circular No. 1; Montana Public Works Standard Specifications (MPWSS); the City of Bozeman Modifications to MPWSS; City of Bozeman Water Facility Plan; and the City of Bozeman Design Standards and Specifications Policy. 5 The following section addresses the design capacity and flow requirements discussed in Section 8 of DEQ - 1. Domestic water demand for the proposed development will be based on the 104 units proposed for the Residence Inn Hotel and irrigation for landscaping. As provided in Design and Construction of Small Water Systems: A Guide for Managers (American Water Works Association, 1984) and Planning for an Individual Water System (American Association for Vocational Instructional Materials, 1982), a hotel has an estimated daily demand of 50 gallons per day (gpd) per private baths, assuming two persons per room. Additionally, irrigation requirements are estimated at 600 gpd per 1,000 square feet (ft2) of irrigation area, assuming one inch (1”) per day of applied irrigation water. Peaking factors used for design purposes are 2.3 for the Maximum Day Demand, and 3.0 for the Peak Hour Demand as suggested in the City of Bozeman’s Design Standards and Specifications Policy March 2004 – Section V. Utility Design Criteria, sub-section A, Water Distribution Lines Design Criteria, Paragraph 4, page 48. Based on these criteria the demands predicted for the project are: Average Day Demand Hotel: 105 rooms x 50 gpd / room = 5,250 gpd or 3.65 gpm Irrigation: Landscaped Area approximately = 3,350 SF 3,350 SF / 1,000 SF x 600 gpd = 2000 gpd or 1.39 gpm Total Estimated Demand =7,250 gpd or 5.03 gpm Maximum Day Demand 2.3 x Average Day Demand = 2.3 x 7,250 gpd = 16,675 gpd or 11.58 gpm Peak Hour Demand 3.0 x Average Day Demand = 3.0 x 7,250 gpd = 21,750 gpd or 15.10 gpm Fire Flow The total water demand for the system includes the Maximum Daily Demand and the maximum required fire flow of 1,500 gpm which based on the 91,489 SF square foot 6 building of Type V-A Construction. Table B105.1(2) of Appendix B of the International Fire Code requires 5,500 gpm fire flow for a building without sprinklers and allows a reduction for buildings with fire sprinklers. The reduced flow is 25% of the listed flow which is 1,375 gpm. The minimum flow is 1,000 gpm or 1,500 gpm dependent on if the fire sprinkler system is designed to meet NFPA 13 or NFPA 13R requirements. For the purpose of this report we have conservatively assumed that 1,500 gpm will be required. The Maximum Daily Demand is calculated by multiplying the Average Daily Demand by a peaking factor of 2.3 as described above.  Fire Flow Demand 12 gpm + 1,500 gpm = 1,512 gpm 1.1.6 Flow requirements The controlling hydraulic condition for the project is the peak hour flow plus the fire flow. As presented above the flow requirement is 1,512 gpm at a residual pressure of 20 psi. Based on the 2005 Water Facility Plan for the City of Bozeman, a junction approximately 600 feet to the east of the project site has an available fire flow of 2,899 gpm at a residual pressure of 20 psi. Average day pressure is 131 psi at the point of connection based on the 2005 Water Facility Plan data for the intersection of Main Street and Buttonwood Avenue which is across the street from the development. The 2017 Water Facility Plan for the City of Bozeman includes data from fire flow tests. The nearest test was on Main Street between the blocks of Rouse and Bozeman approximately 2,200 feet to the west of the project. This test included flowing 2 hydrants that were connected to the 6” main in Main Street and recording residual pressures at a fire hydrant located between the 2 flowing hydrants. The fire hydrant nearest the project flowed 1,645 gpm and the other hydrant flowed 1,723 gpm for a total of 3,338 gpm. Static pressure was 129.9 psi and the residual pressure was 118 psi. A copy of these test results is included in the Appendix. Hydraulic calculations are provided in the Appendix that show the 30 foot hydrant lead will have a head loss of 2.0 psi. Based on the nearby junction in the system having the capacity of 2,899 gpm at a residual pressure of 20 psi, the system pressure of 131 psi and the field data from hydrants located on 6” mains from a nearby location flowing over the design flow there is adequate evidence that that the design flow of 1,500 gpm can be met for the proposed fire hydrant and the design flow of 1,512 gpm can be met for the project. 7 1.1.7 Sources of Water Supply Water is supplied from City of Bozeman. 1.1.8 Proposed Treatment Processes: Non-applicable. 1.1.9 Sewage System Available The area is served by the City of Bozeman wastewater treatment facility 1.1.10 Waste Disposal Non-applicable. 1.1.11 Automation Non-applicable. 1.1.12 Project Sites a. The project site has been zoned B-2 by the City of Bozeman. b. The project site has been zoned B-2 by the City of Bozeman. The existing site is an infill project that is bound by East Main Street to the South and existing development on the other (3) sides. c. The wastewater at the site will be conveyed to the City of Bozeman wastewater treatment facility. 1.1.13 Financing Non-applicable. 1.1.14 Future Extensions No future extension will be needed.
