HomeMy WebLinkAbout1 - Introduction, Document OrgThe Bozeman Gateway – Phase 4 Preliminary Plat Application Introduction Phases 4 is a remaining phase within the Bozeman Gateway Subdivision, PUD. Phase 4 was originally Preliminary Platted along with the rest of Bozeman Gateway Subdivision in December of 2005. Phases 1, 2 and 3 were platted under the original Preliminary Plat. Phase 4 was not platted and therefore the original Preliminary Plat lapsed. Phase 4 is located adjacent to the east boundary of Phase 1 and west boundary of Phase 2, just north of West Garfield Street. The Bozeman Gateway Subdivision is in an approved PUD that consists of 72-acre mixed-use commercial development located directly south & west of the Huffine Lane/West College Street intersection. The Bozeman Gateway Subdivision, PUD is located within the Bozeman City limits and is zoned B-2. Phases 1, 2 and 3 are currently being developed in accordance with the PUD. Phase 4, zoned B-2, is un-platted and currently sits vacant. Phase 4 is proposed to contain 6 lots, 1 common area and 3 open space areas (consistent with original Preliminary Plat). Phase 4 will continue the concept of open space corridors that was approved with the PUD and previous phases. The additional north-south open space corridor through Phase 4 totals 1.72-acres. Phase 4 will continue the intent of the PUD by having a combination of retail, restaurants and residential. During the City Commission approval process of the original preliminary plat a condition was added to require a residential implementation plan. That plan was submitted to the City showing a residential component located in Phase 4. A residential component of rentals is being planned in Phase 4. In addressing Affordable Housing within The Bozeman Gateway Subdivision, PUD the Bozeman Municipal Code states that rentals and condos are exempt from Affordable housing as stated in Division 38.380 – Affordable Housing, Part 2 – Applicability and Definitions, Sections 38.380.030 and 38.380.040, respectfully. The Bozeman Gateway – Phase 4 Preliminary Plat Application Document Organization The included content has been organized in a logical way to help ease navigation, and generally follows the order of the requirements in the Preliminary Plat Checklist. Where the Plans and Specifications submittal requirements require an order different than the Preliminary Plat Checklist, the Plans and Specifications policy has been utilized. The printed application set includes the following category items in accordance with the Plans and Specifications requirements: - Cover sheet - Application forms and checklists - Narratives/responses/photographs - Legal documents - Plans - Technical Reports The digital application includes the required three category of items from the Plans and Specifications requirements. The first four items on the above list are included as Documents. The technical reports are included as Appendices.
