HomeMy WebLinkAbout17-1 Utilities 2019-09-24 1 Utilities This section is a response to the requirements of the City of Bozeman Unified Development Ordinance Section 38.220.060 relative to Utilities. Affected Utilities All affected publicly and privately-owned utilities have been notified and provided copies of the Preliminary Plat for the Bozeman Gateway Subdivision. These include: · Northwestern Energy Company (gas and electric) · Montana Opticom · Charter Communications · Century Link Copies of the letters to each of these utilities requesting design input are included at the end of this section. Responses, if received prior to the printing of this submittal are included at the end of this section. This narrative provides information relative to existing and proposed utilities for the Bozeman Gateway Subdivision, PUD including the proposed Phase 4. Northwestern Energy Facilities Existing natural gas and power run along the north and southern boundaries of the development as well as along the entirety of South 29th, Harmon Stream Blvd. and the eastern side of Fowler Avenue. Northwestern Energy Company will provide natural gas and electric service for Phase 4. These facilities will be located in 10-foot standard utility easements. The electric and natural gas lines will be placed underground. Communication Facilities Charter Communications will provide telephone, TV and internet service to the development. Century Link Communications will provide local telephone service to the development. Montana Opticom will provide fiber to the development. Facilities will be installed concurrent with the services provided by Northwestern Energy during the development of the project. Sanitary Sewers As a part of the original subdivision, an overall sanitary sewer plan was developed. The plan includes extending existing 8” sewer main from Phase 1 east along Technology Boulevard to provide sewer service for Phase 4. The plan identifies that an 8” line will have adequate capacity. The sewer main will be designed to extend service to the west at a depth of bury no less than a minimum cover of 4 feet. 2 Water Mains As a part of the original subdivision, an overall water plan was developed. The plan includes connecting the existing 8” water main lines between Phase 1 and Phase 2 through Phase 4 along Technology Blvd West to provide water services for Phase 4. The plan identifies that an 8” line will have adequate capacity. The water main will have a standard bury depth of 6.5 feet. Storm Water Facilities As part of the original subdivision, an overall storm water plan was developed. The Bozeman Gateway Development Drainage Plan consists of two systems, the major drainage system and the minor drainage system. The major drainage system will convey runoff generated by the 25-year and 100-year events north under Huffine Lane via a 36” RCP culvert. The minor drainage system will consist of 11 minor drainage basins. Runoff volumes from these minor basins will discharge into onsite detention ponds and StormTech Detention systems designed for the 10-year event. The depth of the storm drain lines conveying minor storm events to detention ponds or underground systems is anticipated to range from 3 to 6 feet.
