HomeMy WebLinkAbout10-2 Letter MDFWP 8-30-19 August 30, 2019 Montana Department of Fish, Wildlife, and Parks 1400 S. 19th Ave. Bozeman, MT 59715 Re: The Bozeman Gateway Planned Unit Development – Phase 4 MMI Project No. 3638.009 To who it may concern, The Bozeman Gateway Planned Unit Development Phases 4 is a development providing approximately 150,000 sf of retail/restaurant space and 60,000 sf of residential (multi household) and parking garage. In accordance with the City of Bozeman’s Unified Development Code (UDC), we are soliciting comments from public and private agencies and service providers regarding the proposed Phase 4 of the Bozeman Gateway Project. A copy of the Preliminary Plat is included for your reference. The Applicant has gone to great extents to avoid and preserve existing wetlands and natural water features on the site. All three natural streams will be permanently protected within open space corridors. An Army Corps of Engineers 404 permit is in place to provide for mitigation of disturbed wetland areas. The Applicant in the previous phases had solidified a plan to participate in a newly created off-site mitigation program administered by the Montana Wetlands Legacy, a Montana Fish, Wildlife, and Parks sponsored program. The open space corridors and stream locations are illustrated on the enclosed preliminary plat drawing.
