FINAL DEVELOPMENT AND PHASING SCHEUDLE
The development schedule for the project is contemplated to be competed in one phase over the course of
two years. Pending the final approval of the plan it is expected for construction to start on botht the off-site
infrastructure and the on-site construction in May of 2021. See detail of scheudle below.

CONCURRENT CONSTRUCTION PLAN
The Cottonwood & Ida project includes the construction of five new buildings and renovation of one existing
building with mixed use of commercial, multi-family residential and office/retail. Two of the proposed buildings
of which will be built on top of a podium above a parking garage. A courtyard/plaza, interior to the site, will
be a publicly-accessible space. These buildings will be constructed in a single phase. Off-site infrastructure
improvements will be necessary in conjunction with the aforementioned site improvements. The Developer
proposes concurrent construction of off-site infrastructure improvements in order to satisfy the infrastructure
needs of the project (water, sewer, storm drain and transportation) while progressing the construction of the on-
site parking structure, buildings and appurtenances. The full concurrent construciton application is provided in
Appendix R.
