Required N1 and N2 forms and list of adjoining property owners are included in the documents folder. 2. Setback and encroachments a. The front porch steps encroach into the front yard setback 2’-6”. Please see dimension on the Site Plan, sheet A1.0, Drawing #2 3. Accessory Buildings a. The right of way width for both alleys is 20’. The required setback has been adjusted from 8’ to 6’. See the Site Plan, sheet A1.0, Drawing #2 b. The proposed accessory building covers 24.6% of the rear yard. See calculations on the Site Plan, sheet A1.0 4. Minimum usable open space a. The minimum usable open space requirement has been met. See the Site Plan for the required open space calculation plus indication of the open space on the plan. Sheet A1.0, drawing #2 5. Street Vision Triangle a. The required street vision triangle is shown on the revised Site Plan, sheet 1.0, drawing #2 6. Parking a. The revised Site Plan denotes one parallel parking space on South 7th Ave. See the Site Plan, sheet A1.0, drawing #2 NCOD comments 1. The proposed single-family residence with detached garage and ADU fits into the context of the surrounding area in several ways. a. The form of the proposed building with a street facing gable and covered front porch is consistent with houses in the area. b. The scale of the proposed two-story building is consistent with the neighborhood which consists of a mix of one, one and a half and two-story structures. c. The proposed detached garage with ADU is consistent with the surrounding area as there are multiple examples of existing detached garages with living spaces above in the immediate area, most notably on the 300 Block of South 6th Ave as well as on the corner of Koch and 8th. 2. The proposed siding material has been changed to horizontal lap siding with a 6” exposure to be more consistent with materials present in the surrounding area.
