HomeMy WebLinkAboutO_DRC Comment 8 - Phased Revegation Plan for Bozeman East Apartmentsmemo Page 1 TO: 3959.022 File FROM: Christine Pearcy, Environmental Scientist RE: Phased Revegetation Plan for Bozeman East Apartments Introduction The Bozeman East Mixed-Use Development is located off of Tschache Lane on Lot 5 of the Bridger Peaks Village Subdivision. Farran Realty Partners LLC has planned to construct four apartment buildings, a clubhouse, a commercial retail space and outdoor recreation space on this property. The project will be constructed in a phased manner, and this revegetation plan has been developed to ensure site stabilization and weed prevention in the interim phase prior to final construction. Once the site is completely developed, the final landscaping will be installed. This information should be used in conjunction with a Stormwater Pollution Prevention Plan (SWPPP). Approach Construction schedule The entire site will be cleared, grubbed, and graded per design. The proposed phasing sequence will begin with Building 4/D and, following a two week off-set, Building 3/C will begin. Buildings 2/B and 1/A would start approximately 6 months to a year after Starting Buildings 4/D and 3/C. There will be a total of 2 phases. See the attached Exhibit 6 – Master Site Plan Narrative. Planting schedule In order to stabilize soil and prevent noxious weed infestation in Phase 2, the area will be seeded with a hardy dryland seed mix. Seeding can occur in either the spring (April through early June) or fall (September through October). If the area is seeded in the fall, it is also recommended that straw mulch be laid down to help secure the seeds in place and provide for stabilization during the winter months. Seed Mix The following is a hardy dryland seed mix developed by the landscape architect on the project. Plant Percentage Fairway Crested Wheatgrass 30% Hard Fescue 30% Slender Wheatgrass 15% Sodar streambank wheatgrass 10% Thickspike wheatgrass 10% Brome 5% Provide fresh, clean and dry new seed with not less than 80% germination, not less than 95% pure seed, and not more than 0.5% weed seed. Apply dryland seed mixture at a rate of 10-12 lbs/acre, drill seed. Smaller disturbed areas can be temporarily stabilized with the use of mulch or weed mat. Both of these techniques will create soil stabilization and provide competition against weed infestation. Final landscaping Final landscaping will be established based on the landscaping plan, included in this submittal.
