ENGINEERING COMMENTS:
Applicant Questions
1. No engineering questions.
Utilities
1. The proposed building pad encroaches into the 10-foot utility easement. Engineering requires
the applicant to provide additional information on the structural encroachment into the utility
easements, specifically the type and size of utility chase being proposed.
The crossing chases are specified on the civil plan sheet D3, see clouded detail 2/D3.
Wastewater
1. The site plan shows a future pressurized sewer lateral connecting into the City’s gravity
collection system. Engineering requires the applicant to install a manhole at the gravity
connection site for maintenance and access purposes. In addition, the City and the applicant will
need to develop a maintenance agreement that defines each entity's responsibility. Typically,
the owner is responsible for the lift station, components, and force main to the connection
point into the City’s system.
The 2” force main and lift station is no longer proposed. The building will make standard 4”
gravity sewer service connection to proposed 5th Street sewer main.
2. The applicant must provide engineering with the lift station design and explain how the station
will function.

DSSP Section (V) (B) Sanitary Sewer System Design Criteria - The applicant must provide an
estimate of the peak-hour sanitary sewer demand certified by a professional engineer for the
proposed project. The City will analyze and determine if sewer capacity is available to
accommodate the project.
