HomeMy WebLinkAboutT NWX Phasing Plan 080520NORTHWEST CROSSING SUBDIVISION Preliminary Plat - PHASING PLAN8/5/2020 PHASE ROAD WATER SEWER STORMWATER Phase 1 Construct Cottonwood Road from the existing round- about at West Oak Street to the intersection with Harvest Parkway. Construct Harvest Parkway to the phase 1 boundary. Construct the 30' alley public access easement road south to the intersection at Wellspring Drive. Construct Wellspring Drive east to the intersection with Cottonwood Road. Construct 16" water main in Cottonwood Road from West Oak to Harvest Parkway. Construct an 8" water main in Harvest Parkway to the 30' alley public access easement, loop south to Wellspring Drive and tie back into 16" water main in Cottonwood. Construct 8" sewer main in Harvest Parkway to the phase 1 boundary. Tie this main into the existing 21" sewer in Cottonwood Road. Run the 8" sewer south along the 30' alley public access easement. Install all necessary stormwater infrastructure to facilitate phase 1. Phase 2 Construct Harvest Parkway from the phase 1 boundary to the intersection of Twin Lakes Ave. Construct Twin Lakes Ave. from Harvest Parkway south to the phase 2/3 boundary. Construct an 8" water main loop from the 8" phase 1 line in Harvest Parkway west to the intersection with Twin Lakes Ave. then south to the phase 2/3 boundary. If necessary due to fire flow demands - connect this 8" line south in Twin Lakes Ave. and then east in Wellspring drive and connect to the phase 1 water main loop. Construct an 8" sewer main west along the lot line of lots 1 & 2 and tie it into the phase 1 sewer in the 30' alley public access easement. Install all necessary stormwater infrastructure to facilitate phase 2. Phase 3 Construct Twin Lakes Ave. from the phase 2/3 boundary to the intersection of Wellspring Drive. Construct Wellspring Drive east to the phase 1 boundary tie in. Construct an 8" water main in Twin Lakes Ave. south from the phase 2/3 boundary to the intersection of Wellspring Drive. Then construct the 8" water main in Wellspring Drive back to the east to the phase 1 boundary. (only if this section of water main is not constructed with phase 2) Construct 8" sewer main in Wellspring Drive from the phase 1 sewer in the 30' alley public access easement west to the intersection of Twin Lakes Ave. Install all necessary stormwater infrastructure to facilitate phase 3. Phase 4 Construct 30' alley public access easement road south to the phase 4/5 boundary including the partial access onto Cottonwood Road. Construct an 8" water main from Wellspring Drive south to the phase 4/5 boundary. If necessary due to fire flow demands - connect this 8" line south along the 30' alley public access easement road and tie it into the existing main in West Oak Street Construct 8" sewer main from Wellspring Drive south to the phase 4/5 boundary.Install all necessary stormwater infrastructure to facilitate phase 4. Phase 5 Construct the NWX 1/2 of West Oak Street from the existing roundabout at Cottonwood Road to the proposed approach near the phase 5 boundary. Construct 30' alley public access easement road south from the phase 4/5 boundary to the phase 5 boundary. Construct an 8" water main south along the 30' alley public access easement and tie it into the existing main in West Oak Street (if this main was not constructed with phase 4) Construct 8" sewer main from phase 4/5 boundary south to service phase 5.Install all necessary stormwater infrastructure to facilitate phase 5. Phase 6 Construct the NWX 1/2 of West Oak Street from the phase 5 boundary to the Twin Lakes Ave. Construct Twin Lakes Ave from West Oak Street to the intersection of Wellspring Dr. Construct 30' alley public access easement road from the phase 5 boundary to Twin Lakes Ave. Construct an 8" water main in Twin Lakes Ave. from Wellspring Drive south and connect to the existing water in West Oak Street. Construct 8" sewer main from the intersection of Wellspring Drive to the south to service phases 6 / 7. Install all necessary stormwater infrastructure to facilitate phase 6. Phase 7 Construct the NWX 1/2 of West Oak Street from Twin Lakes Ave west to Rosa Way. Construct Rosa Way north from West Oak Street to the phase 7/8 boundary. Construct an 8" water main in Rosa Way from West Oak Street to the phase 7/8 boundary. If necessary loop this 8" main back to the main in Twin Lakes Ave. Construct 8" sewer main from the intersection of Wellspring Drive to the west along the phase 7/8 boundary. Install all necessary stormwater infrastructure to facilitate phase 7. Phase 8 Construct Rosa Way from the phase 7/8 boundary to the intersection of Harvest Parkway. Construct Harvest Parkway from Rosa Way to Twin Lakes Ave. Construct an 8" water main in Rosa Way from the phase 7/8 boundary north to the intersection of Harvest Parkway. Construct an 8" water main east in Harvest Parkway to Twin Lakes Ave. Phase 8 requires that a portion of the proposed 15" sewer main shown on the attached exhibit (Sheet C310) be constructed. The portion from the connection at the existing 21" sewer in Cottonwood Road across the property to the intersection of Harvest Parkway and Rosa Way.
