With the Preliminary Plat submittal, provide an Affordable Housing Plan Application (AH Form) detailing how Phase 1 will satisfy the requirements of Section 38.380, BMC. For Phase 1 of the subdivision Multi-family housing and commercial uses the inclusionary zoning ordinance is not triggered thus AH from is not provided with this submittal. Future subdivision phases will be required to meet affordable housing standards required at that time when submitted. See Memo below. Our inclusionary zoning ordinance is not triggered,though multi-family housing stock and mixed commercial/residential does contribute to addressing our community's shortage of affordable housing stock. Is the developer interested in including residential dwellings with the proposed commercial development? Should the plan change from multi-family on lots 15 and 16 to townhome or single detached homes, then an Affordable Housing Plan will be required.
