Not only will the expansion double the number of guitars being produced at the factory, but it will also greatly improve the quality of working life for employees. The additional amenities include updated interior and exterior break spaces as well as a new daycare. . project description project goals The applicant is proud to present a new addition to the existing Gibson Guitar Manufacturing Facility on the west side of Simmental Avenue at 1894 Orville Way. The project includes 35,305 sf of new manufacturing space fronting Orville Way and a renovation to the interior of the existing building to include additional office space, a new showroom, updated break space for the employees, and a new child care facility. We are striving to provide a functional space that accommodates the needs of manufacturing while simultaneously creating a pleasing addition to an industrial zone. This effort can be seen in the composition of the building, the massing, and the materials as well as the amenities provided by the project. We are looking to strategically utilize structure and materials to create an attractive building addition as well as efficiently use the existing building to accommodate much of the program. design intent The proposed site is zoned M-1 with a 20’ front setback and with 3’ setbacks at rear and side. The design is utilizing a Landscape block frontage at both Orville Way and Simmental Way. The footprint of the building is determined by the streamlined manufacturing process on the interior with specific attention being paid the entrances and to facade treatments that address the pedestrian scale. These areas will host intentional landscaping as well as material treatments that are intended to buffer the building entrances from Orville Way and Simmental Way. In addition, outdoor spaces are provided adjacent to the entrances with overhead canopies providing weather protection. The primary entrance for the public will be on Simmental Way while the employees can enter the building from the south off of Orville Way. Most building utility services are provided at the north facade, but some will be screened on the roof of the existing building behind the new addition to minimize the impact these facilities. Purposeful relief at the building facade tucks these services away from pedestrian view points at the sidewalk. The primary building material will be a variety of metal panels to create textural interest while maintaing a level of efficiency for building construction. The project will also host a volume of either wood or wood look metal for additional articulation on the main facade to the South. The new addition as well as the updates to the existing building will have a combination of vision glass and metal panels. The design will also be utlizing clerestories of Kalwall, a semi translucent insulated panel, to allow natural light into the spaces while restricting direct light. MATERIAL CONTEXT The proposed plan is designed with 48,225 square feet of space for use. According to the City of Bozeman regulations, 1 space is required per 1,000 sf plus 1 additional spot per 2 employess on a maximum working shift. The the building design accommodates 119 parking spaces, one for each 1000 sf and to meet the need for 140 employees through both on and off-site parking.
