Subject: Gibson Guitar Site Plan App. 20302 – Concurrent Construction Request
The purpose of this correspondence is to formally request concurrent construction of public
infrastructure and building improvements as proposed with the above refenced project site
plan application. The proposed public infrastructure associated with this project includes
street widening and storm water improvements for Orville Way and Simmental Way
adjacent to and across the Gibson Guitar project site.
In addition to this formal request, we understand the following items are required to allow
for concurrent construction as set forth in Section 38.270.030.C of the Bozeman Municipal
Code:
1. Plan and specification approval for public infrastructure improvements from the City
and State, as applicable, prior to issuance of building permit(s).
2. Submittal of an executed original conditional irrevocable offer of dedication.
3. Written approval from the fire department for concurrent construction.
These items are in process and will be satisfied as part of the ongoing site plan review
process, and prior to building permits being issued for the project.
