HomeMy WebLinkAbout06--Project Narrative 11-23-2020  208 S. 3RD RESIDENCES  PROJECT NARRATIVE  NOVEMBER 23, 2020  208 S. 3RD. AVE BOZEMAN, MT 59715              2 of 8      Table of Contents  TABLE OF CONTENTS ..................................................................................................................................................... 2  PROJECT SUMMARY ...................................................................................................................................................... 3  SITE CONTEXT ................................................................................................................................................................ 4  DESIGN ........................................................................................................................................................................... 6  CONCLUSION ................................................................................................................................................................. 8          3 of 8  Project Summary Introduction   Bozeman Montana’s Historic Bon Ton District is a truly special place; a place loved by all walks of  people that live here.  It is more than just a neighborhood, but rather a place to enjoy, to recreate, to  get involved in, and a place to love.  In the heart of Bozeman, the Bon‐Ton District is full of history and  culture all within a walkable distance of Downtown.   We are excited to propose a 2‐dwelling unit structure that will restore quality and maintain  valuable density to the Bon Ton Historic District. There is currently an existing structure on the lot being  used as a 2‐dwelling unit rental.  This structure has reached the end of its economic lifespan, maintains  no historic significance, and is a blight on the beautiful Bon‐Ton District.  It is listed as Non‐contributing  and per Sec. 38.340.100 of the Bozeman UDC can be demolished.  By demolition of this structure we are  creating opportunity for new living units that focus on appropriate density, useable and beautiful  outdoor space, and high‐quality design that will add to and fit within the context of the Bon Ton Historic  District.                  4 of 8  Site Context Location The project is located on a narrow R-4 zoned lot along South 3rd Avenue close to the Emerson Cultural Center. The Bon-Ton District is primarily historic single family residential and historic multi family.     5 of 8  Existing Structure 208 S. 3rd Ave. was constructed in 1883 as a one story, single family residence. It is currently being used as a 2-unit rental property. The original structure was a rectangular plan with an enclosed side entry with a shed roof. There is a shed roof garage attached to the South side. The structure is finished with asbestos siding and the roof is covered in dark green asphalt shingles. It has a single metal stovepipe. There are no current outbuildings. The property in its current condition is showing wear from the elements. It is currently a non-contributing structure due to the alteration of the garage, enclosed porch, and asbestos siding. The Montana Historical and Architectural Inventory survey quotes this property as “The structure is an intrusive element within a potential historic district”     6 of 8  Site Context 1. The site is just under 50’-0” wide with alley and street access. It is the only property on the block with street access for its driveway and garage. We are not requesting to keep the drive access to S. 3rd Avenue. 2. The neighborhood is primarily residential with a close vicinity to the downtown commercial corridor and transit corridor. 3. The property is surrounded by historically contributing structures. Design 208 S. 3rd Ave is a contemporary Scandinavian inspired design that pays homage to the historical context around it with steep roof pitches, simple gables, and modest detailing. The materials will be a mixture of warm wood siding, classic white shiplap siding, natural cobble stone, and dark bonze steel. The composition of the massing defines the architecture as new and modern while paying respect to the historic design typically found in the neighborhood. Architecture To maintain density in our Downtown Core it was important that two dwelling units were placed on the site. With a narrow lot and vehicular access limited to the alley, the units are configured in a stacked manor on the lot with an accessory garage building along the alley. The entrances to both units are located in the center of the lot creating equal access for both units. To fulfill the porch and entry requirements set forth by the Bozeman UDC there is a modest entry and porch on the front of the building facing S. 3rd. The main façade and windows face S. 3rd Ave to provide an attractive street presence, views, and solar gain. The eastern unit is turned 90 degrees so the main     7 of 8  living area can take advantage of the southern solar orientation. The entrances for both units have large expanses of glazing with historic style crossbars on the south side creating a visual separation between the units and allowing excellent solar gain and views. Mass and Scale 208 S. 3rd is an appropriately scaled building for the Bon Ton Historic district. Each unit has two stories of livable space above ground with a basement below. Both units are approximately 2600sf and utilize efficient design and layouts so that they do not appear large and overbearing to the streetscape. 204 S. 3rd directly to the North is the C. Kenyon House. Built in 1900, it sits approximately 40’-0” above grade. 212 S. 3rd to the South sits approximately 29’-0” above grade. The proposed design for 208 S. 3rd will have a maximum roof ridge height of 28’-6” above grade. The height and scale of the proposed building responds to both neighboring buildings and creates a gradient of scale along the streetscape. Building Quality 208 S. 3rd Residences utilizes a few main materials to create visual interest yet maintain simple and elegant design. The Residences will be primarily finished with a painted smooth wood shiplap siding.. This material will create a clean look that is maintenance free. To create contrast with the clean white siding, select masses will utilize a vertical wood paneling that will add warmth to the façade. Detailing will be composed of dark bronze steel panels. The base of the structure will be finished with a natural cobble stone typically found in the surrounding neighborhood to ground the houses. Large windows and glazing will be incorporated into the project to create balance along the facades, allow for indoor light, views, and solar gain. Building Roof Form The primary roof form consists of 12:12 gable end roofs. The 12:12 slope with gable end roof form is commonly found along this street. The roofs will be finished with dark slate standing seam roof. There are some minor modern flat/shed roofs to provide contrast to the historic roof forms and create weather and solar protection over openings. The project also contains flat roof decks with parapet edges and simple clean steel railings.     8 of 8  Site Design The site is just under 50’-0” wide and 141’-0” feet long and runs East to West. Our criteria for this lot consisted of fitting two quality units on the site while maintaining private open space, enclosed parking, and taking advantage of the southern solar orientation. This is achieved by taking the tradition duplex where both doors face the street and turning it 90 degrees. There is a common landscaped pathway along the north side allowing for circulation from the street to the alley. Private yards are located on the south side of the lot. The enclosed parking will be a detached garage along the alley. Parking and Vehicle Access Per table 38.540.050-1 of the Bozeman Municipal Code requires 3-bedroom units to have 3 parking spaces bringing the required parking total to 6 parking spaces. 208 Residences achieves this requirement by providing 4 parking spaces in the detached garage along the alley and 2 on street parking spaces along S. 3rd. Ave. We will also be paving the alley. Utilities Electric and Gas come in from the Alley. Electric is currently overhead and will be relocated underground during redevelopment. Water and sewer appear to come in off S. 3rd Ave. Engineers to verify. Building Design Building design complies with UBC.
