HomeMy WebLinkAbout2020.12.01_Project Narrative and Precedent StudyTuesday, December 1, 2020 815 N Bozeman Ave - Renovation and ADU Project Narrative and Context/Precedent Study The proposed project at 815 N Bozeman Avenue is to build a new detached garage with an ADU (in the place of the existing garage), as well as renovate the existing house. The existing ouse was build ca. 1948 and was moved to it’s current location in 1980. There is no Historic Inventory Form for this structure. The project is driven by the owners’ multiple goals to increase the energy efficiency, structural integrity and functionality of the existing house and to create an ADU above the garage which will be the residence of the owners’ parents. All of the windows and exterior doors will be replaced with new energy efficient models. There will be an addition to the northwest corner of the existing house to make the corner square and an addition to the east side to create an enclosed entry space. A covered porch will be added to the west side of the house. Interior improvement to the existing home include updating the kitchen and creating a new second story bathroom. The existing garage will be demolished to the foundation and rebuilt as a high performance, super insulated structure. The footprint will increase by 6’ to the east. The style of the garage/ ADU structure in meant to compliment the architecture of the house. The roof material and natural wood siding is used on both structures for continuity while the primary siding materials are varied for visual interest. Image 1. Existing back of house at 815 N Bozeman The new construction of the attached garage and ADU will fit seamlessly within the neighborhood as detached garage/ADUs accessed from the alley are very common in the area. Below are 5 examples of this type of infill within a 3 block radius of the project site (See Image 8). All of these examples are architecturally similar to the proposed garage/ADU in this project.
