NCOA APPLICATION
This application is evaluated against the COA criteria of section 38.230.080 of the municipal code
and associated standards. Per 38.230.080.B, BMC, and section approval is granted if all criteria are
met.
The public may comment in writing regarding compliance of this application with the required
criteria. Comments should identify the specific criteria of concern along with facts in support of the
comment. Per 38.250.070.B, BMC, issues not raised during public comment period may not be
raised on appeal. During the notice period the City will continue review for compliance with
applicable regulations.

Summary: Neighborhood Certificate of Appropriateness (NCOA) for a contributing structure in the
Bon Ton Historic District. Changes include remodel of the primary structure including new doors
and windows replacing a front facing overhead door and new deck and patio to the rear. The existing
accessory structure (constructed in 2014) will be expanded to convert the existing guest room to an
accessory dwelling unit (ADU), add a second floor to the structure, and expand the garage parking
and storage areas accessed off the 20-foot alley.
