HomeMy WebLinkAboutSite Plan Review Response - Southbridge Apartments 10-20-20Page 1 of 3 FROM: DEVELOPMENT REVIEW COMMITTEE RE: SOUTHBRIDGE LIVING SITE PLAN, APPLICATION 20173 DATE: SEPTEMBER 22, 2020 Project Location: Southbridge Subdivision Phase 1A, S23, T02, R05 E, Block 5 Project Description: Site Plan application for two 2-household and 2 4-household residential buildings. Recommendation: The DRC review finds that the project does not comply with the requirements of the Bozeman Municipal Code and is deeming the application inadequate for further review . Code corrections must be satisfied prior to continued review. All references are to the Bozeman Municipal Code (BMC). Section 2 – RECOMMENDED CONDITIONS OF APPROVAL Please note that these conditions are in addition to any required code provisions identified in this report. These conditions are specific to the development. Section 3 – REQUIRED CODE CORRECTIONS All citations are to the Bozeman Municipal Code (BMC). All pathways must have a minimum 5’ unobstructed surface unless they are serving individual units and would not be used by other tenants at any point. All pathways have been redesigned to have 5’ min. width. BMC 38.520.060. – Useable residential open space. Move the benches in the northern open space area towards the southern end of the open space so they are more centralized and further away from the slope of the pond. The benches in the northern open space have been relocated. Add additional landscaping as screening to the open space areas adjacent to ground floor windows. Additional landscaping has been added, see L-1 Add two benches to the open space to the south, overlooking the watercourse/open space so that there is another open space area in a centralized location for the tenants on the south of the property. Two additional benches have been added to the open space to the south. The total area of the common open space has been adjusted.
