Box 1230 Bozeman, MT 59771 RE: Jennifer Place Condominiums Phase 1-6 Site Plan Application (COB #19-154) – Cash-in-Lieu of Parkland Request Ms. Jadin, This letter is to provide a summary of action required to fulfill the parkland requirements for the above referenced site plan application. Parkland is required for a net residential density of up to 10.0 dwelling units per acre. The gross lot area is 2.0419 acres, 0.3539 acres of which are a proposed access easement. This means the net density lot area reduces to 1.688 acres. There are 12 dwelling units proposed with the Phase 1-6 Site Plan, which means the proposed net residential density is 7.11 dwelling units per acre, which is less than the density cap for the lot. Therefore, 12.0 dwelling units must have parkland provided at a rate of 0.03 acres per dwelling unit. This equates to 0.36 acres or 15,682 sf of parkland dedication required. The parkland rate of $1.50 per sf was approved in the August, 2018 City Commission hearing. Using approved land appraisal value an equivalent value of $23,523 must be provided to be in compliance with Section 38.420.010 BMC. Thank You, Drew Carter, E.I.
