Comprehensive Sign Plan #20097 Dear Applicant, The Bozeman Department of Community Development received and reviewed the proposed Comprehensive Sign Plan application for the property identified above. The Department of Community Development has approved the comprehensive signage plan consistent with Article 38.560 of the Bozeman Municipal Code. A City of Bozeman sign permit will be required for all new signs. All sign applications must include a copy of this plan to be considered for approval. Sign permit applications may be obtained through the building division at 486-582-2375. No modifications of the approved plan will be allowed without prior approval from the Department of Community Development. If the building would like to reallocate available signage to tenants, modifications to this plan will be required. The use of directional signs can be used as long as they do not have business logos on them and do not count toward building footage. * General Requirements 1. No sign shall be installed without a required City of Bozeman required Planning and Building Department permits. 3. All permanent sign installations shall be inspected by the City of Bozeman Building Department per City Code. 4. Tenants of 2246 Boot Hill Court shall be responsible for all cost associated with the design, construction, installation, and permitting of their own business sign. 5. All signs are to be maintained in an attractive manner by each business. 6. Removal of all signs is the responsibility of the sign owner upon vacating the building. Signs need to be removed on or before the last day of occupancy. * General Sign Design The purpose of the Comprehensive Sign Plan is to foster sign designs that are architecturally compatible, encourage creativity, and are attractive. Any font, color, element of business logo approved by the building owner may be used. These signs are to be placed in the location assigned for each suite. Types Of Signs 1. Wall Signs can be lit or not lit. Signs can be made as internally lit cabinets, channel letters, dimensional letters, Backlit halo letters, flat metal with printed vinyl graphics, sandblasted wood 2. Window graphics are allowed as long as they do not occupy more than 25 percent of the area of the window it occupies. If the window graphic exceeds 25 percent of the area of the window it occupies it will be classified as a wall sign. As a wall sign it will require permission of the Building Owner and will also require a City Permit. Any sign or graphic placed closer than 4 feet from a windowpane is considered a sign and requires approval of the Building Owner.  Building Sign Allowance This building is located at 2246 Boot hill Court in Bozeman in M1 zoning. The City of Bozeman zoning district for M1allows a maximum of 250 square feet of signage per Lot and 1 monument sign maximum 32 SF with maximum height of 5 ft.  Building Signage Calculations The building has a frontage on Boot Hill Court of 153 lineal feet and has a frontage on the Interstate I90 of 153 Lineal feet. This means the maximum signage for the lot is 250 sq ft of signage.  Sign Allocation Per Tenant Space Building total Square Footage 12,500 SF Of the total building space 3140 SF is common area. This adds 523 SF to units 2-6. And this adds 525 SF to unit 1. Suite 1 has 3773 SF + 525 SF common area = 4298 SF or 34.3% of the signage or 85.75 SF Suite 2 has 1065 SF + 523 SF common area = 1588 SF or 12.7% of the signage or 31.75 SF Suite 3 has 1220 SF + 523 SF common area = 1743 SF or 13.9% of the signage or 34.75 SF Suite 4 has 1064 SF + 523 SF common area = 1588 SF or 12.7% of the signage or 31.75 SF Suite 5 has 1167 SF+ 523 SF common area = 1690 SF or 13.6% of the signage or 34 SF Suite 6 has 1070 SF + 523 SF common area = 1593 SF or 12.8% of the signage or 32 SF Total: 250 SF of signage Building owner has designated where on the building signs can be placed.
