ROUSE The existing building at 314 N. Rouse is considered to be a Non -Contributing Property per the Montana Historic Property Record. The adition of non -historic exterior cladding is the primary contributor to the buildings diminished level of historic integrity. The Non -Contributing historic nature along with the lack of on site parking form the argument for demo -ing the existing building and construcing a new project. The streetscape study shown below illustrates the context that this project is set in. The adjoining property to the North consists of 1 single -story house and the adjoining property to the South is densely vegetated. Properties both further North and further South are undeveloped at this time. This property is only viewd from Rouse. The new architectural design uses traditional forms such as gable ends and shed porches which can be found regulary throughout Northeast Bozeman. The design is intended to integrate into the neighborhood fabric by mimicing existing forms and building heights per the design guidelines for Historic Preservation and the Historic Conservation Overlay District. The front porch as seen below in the elevation cleary articulates the main entry and gives a human scale to the facade. The lack of on site parking has been solved by use of garages on the main floors of the single -household dwelling and detached ADU. This parking strategy also follows the design guidelines for Historic Preservation and the Historic Conservation Overlay District. Buiding materials were carefully selected for their similar appearance to those used traditionally in the area. Board and batten siding allow for a more traditional feel while corrugated metal leans toward a contemporary reinterpretation of materials. By introducing contemporary materials into the pallete, the intention is to maintain a subtle seperating from historic homes and new construction. SITE CONTEXT 314 N.
