HomeMy WebLinkAboutProject Introduction Letter 05-05-2020 5 May 2020 City of Bozeman 121 North Rouse Avenue Bozeman, Montana 59715 Subject: Arrowleaf Park & Perennial Park Planned Unit Development To Whom It May Concern, On behalf of the project team and our client Steve Dymoke, GMD Development LLC, I am writing to thank you for the opportunity to submit this Preliminary Planned Unit Development (PUD) for the Arrowleaf Park & Perennial Park neighborhoods. The Arrowleaf Park & Perennial Park PUD is an affordable infill neighborhood that lies within the underlying Lowe’s-Saccoccia PUD. The Arrowleaf Park & Perennial Park project represents a diverse mixed-use neighborhood offering multigenerational housing, early childhood education, and onsite health services. The overall design intent seeks to create a mix of affordable rental options within a quality walkable neighborhood that fosters a sense of community around shared recreation spaces and proximity to jobs and services. This project is proposed in partnership with the Human Resource Development Council (HRDC) and is to be comprised of 232 housing units (96 senior living uses & 136 multi-family apartments and rowhouses), 100% of which are to be offered as affordable rental units that remain affordable for a minimum of twenty (20) years. The applicant is therefore requesting the project be prioritized for City review as allowed in the UDC Section 38.230.050(E). The applicant understands and is appreciative of the current limitations the City of Bozeman can offer for expedited review. With this reality in mind, we are hopeful that the City can be flexible is applying the Municipal Code requirements and offer conditions of approval where possible to keep this project on schedule. Thank you for your consideration of this proposal and we look forward to partnering with the City of Bozeman to realize this significant project! Sincerely, Ryan Krueger, AICP CFM Senior Planner
