DARR Renovation and ADU - 901 S 3rd Avenue
Project Narrative
The proposed project at 901 S. 3rd Avenue is to build a new garage with an ADU above
connected to the main house by a new single level master suite and entry, as well as to
renovate and update the existing house. The new building is designed to mimic the original form
of the house with the same roof pitch, height, and matching dormers on the north. The project is
driven by the owner’s multiple goals to create an income generating ADU above the garage,
improve garage and entry functionality at the back of the house, and create a master suite and
separate bedrooms for two children. Upgrades to the kitchen, bathrooms, and heating system
will be completed as well.
The exterior of the house will be brought more in line with the historical character of the
neighborhood by using shiplap and shingle siding, belly board trim detailing, and period window
trim. The windows will be replaced mostly in kind with new double hung windows with a divided
lite upper pane to match the historical windows. A few new windows will be added to the existing
house, primarily at the kitchen to increase southern daylight. An egress window will be added in
the basement as well. The windows of the new building will be the same style as the
replacements for the original windows and the red color of the entry doors will be similar to the
current front door color.
The overall project will restore the building to a more historical appearance within the
Bon Ton historical district with new exterior siding and finishes that draw from the neighborhood
context and historically matched windows. It will also add value to the property with a garage
and ADU addition that echoes the style of the main house and is in line with the current
development pattern of the neighborhood.
