Attendees: Ted and Payton Lyon, Marty Martin, Sarah Rosenberg, Tim Stefan
Purpose:
Review current City Site Plan Application comments.
Following are City planning suggestions.
Detail Building:
Valley Center Elevation
1. Place a wall at the end of the pay kiosk roof canopy, wall to have openings ("move building face toward
Valley Center').
2. Provide a sidewalk along building edge to provide pedestrian (employee) access to kiosks, eliminate
planting.
3. Provide a false entry at the storage room. Glass door (not operable?) and elevation materials
suggesting an entry (eliminates entry departure).
Building Elevation, facing new 'Chop House'
1. Provide 5' sidewalk from Valley Center 10' wide trail to midpoint of detail building then cross the drive
lane and 5' walk to building face continuing around both sides of the building. Sign and material change at
drive lane crossing (provides pedestrian access to false entry and a way to building next door).
Building Elevation, facing Catron St.
1. Keep sidewalk that crosses drive lane (provides access to entry).
2. Provide increased architectural elements at entry into office (provides required entry from Catron St.).
Valley Center Site Plan
1. Provide eye level rendering of Detail Building view to be taken from Valley Center Road toward Catron
St. intersection looking back at detail building (show landscape screening).
The purpose of these changes are to eliminate planning code departures along Valley Center Road. The
only departure requested along Valley Center will be parking (drive lane).
