Phase 1, located in the Northeast ¼ of Section 35, Township 1 South, Range 5 East, P.M.M., City Of Bozeman, Gallatin County, MT, said easement strip extends 16 feet either side of the centerline more particularly described as follows; Beginning at the corner common to Lot 4 and Lot 6 on the north right-of-way line of Burke St.; Thence N 17°58’05”E along the boundary line common to said Lot 4 , and said Lot 6 a distance of 79.71 feet to a calculated position of a property corner common to said Lot 4 and said Lot 6; Thence 97.34 feet along said boundary line, a non-tangent curve concave to the southeast having a central angle of 25°56’25”, a radius of 215.00 feet, a chord bearing of N 30°56’14”E, and a Chord Length of 96.51 to a calculated position of a property corner common to said Lot 4 and said Lot 6; Thence along the boundary line common to said Lot 4 and said Lot 6 N 43°54’26” E, a distance of 13.12 feet to a calculated position of the corner common to said Lot 4, said Lot 5 and said Lot 6; Thence N 43°54’26” E, a distance of 174.38’ to the Point of Ending, a calculated position on the boundary line between said Lot 4 and said Lot 5 from which a 2” TD&H Aluminum Cap bears N 43°54’26” E, a distance of 49.48 feet, the sidelines of said strip to be shortened or lengthened to terminate at a line perpendicular to the end point.
