This 131-lot subdivision includes 58 single family residential lots, 60 residential townhouse lots, 7 lots for apartments, and 6 commercial lots. Some of the commercial lots are proposed to include living quarters above the office or retail space. The subdivision is located in the Southwest Quarter of Section 1, Township 2 South, Range 5 East of the Principal Meridian of Montana, City of Bozeman, Gallatin County, Montana. Figure 1 is a vicinity map showing the location of the development. Figure 2 is a copy of the development plan for the property. The property is situated between Durston Road and Oak Street, between the northerly extension of North 151"Avenue and North 141h Avenue. Covered Wagon Mobile Home Park and Homesites Subdivision are located west of the property. Vacant Gallatin County property and the Gallatin County Rest Home are located east of the property. The existing and proposed zoning of the property is R-3, Residential Medium Density over the south two-thirds of the property, and R-O, Residential Office over the north one-third of the property. Water Supply Description of Use Water for domestic use and fire protection will be provided by connection to the City of Bozeman water system. The property will be served by new water mains to be constructed within the property boundaries. The cost of constructing the new distribution system within the property will be paid by the developer. An existing 10 inch water main exists in Durston Road at the south end of the development, and an 8-inch water main exists in Oak Street at the north boundary of the property. Water mains will be extended through the property in the North 14' Street and North 15' Street rights-of-way, as well as in Juniper Street and the private streets. The water mains will be extended as 8-inch water mains. The water main extensions will provide a looped water system for the development. The new water mains will be installed with each phase of the development. The layout of the phases will ensure looped water mains serve each phase. Fire protection for the development will be provided by existing fire hydrants, and new fire hydrants to be located throughout the property. Capacity Water usage is based on the following criteria: 211 dwelling units (59 single family lots, 60 townhouse lots, 76 apartments and 16 loft apartments above office space) 85,000 square feet of office space 13,500 square feet of retail space Maximum Daily Domestic Water Use @: 400 gallons per day per dwelling unit, 250 gallons per day per loft apartment 0.075 gallons per day per sq.ft. of office space (5 employees/1,000 sq.ft. & 15gpd/employee) 0.083 gallons per day per sq.ft. of retail space (5 employees/1,000 sq.ft. & 15gpd/employee+2gpd/55 parking spaces) = (195 x 400) + (16 x 250)+ (85,000 x 0.075) + (13,500 x 0.083) = 89,496 gallons per day = 62 gpm (daily average) Landscape Irrigation Demand: @ 1 inch per week over an estimated 35% of the gross area of the development. = (0.35)(35.3758 acres x 43,560 sf/ac.)(lin/week)(lft/12in)(7.48 gal/ft3) (lwk/7days)(lday/1440 min) = 33 gpm (daily average irrigation) During the months of May though September Average Annual Water Usage: = (62 gpm + 5/12 x 33gpm)(60 min/hr)(24 hr/day)(365 days/year)=(7.48 gal/ft3) (43,560 sq.ft./acre) = 122 acre feet per year Preliminary analysis indicates that the Bozeman City water system can supply water to this development. Total water use at full buildout(average day demand) is estimated to be 62 gallons per minute, domestic use, and 95 gallons per minute including irrigation demand during the summer months. This total equates to approximately 122 acre-feet of annual demand on the system. The records of the Bozeman Water Department indicate an average pressure at the north end of the property of 150 psi. Pressures on the south side of the property average 160 psi. Permission to connect to the Bozeman City water system is implied by the prior annexation of the property into the City. A preliminary hydraulic analysis showing the adequacy of the proposed water main system within the subdivision is included in Appendix A. Sewage Disposal Method Sanitary sewer service to the property will be provided by a new gravity sewer main system that will connect to the existing City of Bozeman sewer main located in Oak Street. Capacity There are a total of 211 residential living units and 98,500 square feet of office/retail space planned for the Walton Homestead Subdivision. Assuming a wastewater flow of 100 gallons per day per person for the residential land use, and 2.5 people per dwelling unit,the 211 dwelling units proposed will generate a total of 52,750 gallons of wastewater per day. Assuming a wastewater flow of 0.075 gallons per day per square foot for the office land use, the 85,000 square feet of office space will generate a total of 6,375 gallons of wastewater per day. Assuming a wastewater flow of 0.083 gallons per day per square foot for the retail land use, the 13,500 square feet of retail space will generate a total of 1,124 gallons of wastewater per day. The total average daily sewage generation is estimated to be 60,246 gallons per day. If a peaking factor of 4.0 is applied to the average daily flow rate (41.84 gpm), the peak flow expected from the development is estimated to be 167 gallons per minute (gpm), or 0.37 cubic feet per second(cfs). An 8 inch sewer main, installed on the minimum grade of 0.40%, will carry 350 gpm, flowing full (assuming a friction factor"n" of 0.013). Therefore, 8 inch diameter sewer mains will be sufficient for all interior sewer lines. Existing System The existing sewer main to which this development will connect, is a 24-inch sewer main running east to west in Oak Street. The minimum grade of this line immediately west of the property is 0.45%. At this grade,the capacity of a 24-inch sewer main is calculated to be 6,813 gpm, or 15.18 cfs. A review of the existing sewer system capacity downstream from the subdivision indicates that there is sufficient capacity for the proposed development(see City hydraulic calculations in Appendix B). The Walton Homestead Subdivision is an infill subdivision where the upgradient lands are already developed. Therefore,there is no need to oversize the sewer mains in this subdivision because they will not serve any future development.
