In 2012 we remodeled a historical home at 604 South Black. We recreated many of
the original architectural features to bring the house back to its historical
significance. Now we would like to add-on a bedroom, because currently the home
has only 2 small bedrooms.
Our goal is to further enhance the historical nature of the home by building on top of
the small, offset garage, which now looks out of place, compared to our historical
home. It would make our home look more cohesive and tie into the look and feel of
the neighborhood. Right now our garage is detached and much lower than the home
or the neighboring homes.
This new addition would give us one large bedroom with a sitting area equaling 672
sq. feet. This is exactly the same size of the existing garage.
It would be similar to most of the historical homes in the area with a room on top of
the garage. We are putting a hallway between the house and the current garage to
build the second floor, with access from within the house. This would minimize any
impact to our current historical home, while making it more like one home.
We would not exceed the footprint of the original garage deviation. The original
deviation was granted to allow the owners at the time to build the garage one foot
off the property line.
The addition would have minimal impact to adjacent properties, since the addition
would not exceed the height of the properties behind or across the street. It would
not impact from an encroachment, because there is no addition that goes beyond the
footprint of the original garage. The existing mudroom would extend the current
mudroom by 7 feet, 4 inches.
Our plan is to start construction in April and be complete within 5 months weather
permitting. Since we are only adding above an exciting unit, there will be little, if no
impact to neighboring properties.
