Sanderson Stewart had previously submitted the Master Site Plan for Phase 1 and 2, which was approved under the old code. Will the submittal of Phase 2 site plan be required to follow the new code? Below are a few specific new code items that will affect the Phase 2 layout and require changes to be made to the existing approved Master site plan if the new code applies to this project. • Section 38.520.040.11)which requires internal sidewalk width of T where parking spaces are adjacent to the sidewalk. • Section 38.510.030.J which requires a 10' setback between internal sidewalks and the face of the residence. • Section 38.520.070.C.2 which requires the sides and rear of dumpster enclosures to be screened with landscaping at least five feet wide in locations visible from the parking lot and paths. All five types are used on Phase A and only 4 of them are used on Phase B. So there are no new building types with this site plan application. I will include this email in my submittal to address that with the site plan submittal. If the elevations and floorplans were not included for phase 2 there would not have been an entitlement issued for them via the master plan. If they were not entitled you would have to provide the information related to the building including transparency as we would review them against current standards. Given your email response back in August about how this site is vested to the old code requirements because of its Master Site Plan approval under the old code does that mean we submit an old SP1 form?One of the new requirements on the new SP1 form is transparency calculations on architectural drawings. Would that apply to this submittal given it is vested under the old code before this requirement? What are your thoughts?
