Building Fixture Counts and Service Size Appendices A Existing Hydrant Flow Tests B WaterCAD Hydraulic Analysis Water Mains 1 12/21/2015 d 1 .1 .1 General Information The South University District - Phase 1 B is a subsequent minor subdivision of Lot 2, SUD Subdivision Phase 1. The subsequent division will provide right of way dedications for South 14t" Avenue, State Street and Campus Boulevard and will result in a 3.66-acre lot, which will be the location of Phase 1 B. Phase 1 B is located within the City of Bozeman west of South 11 t" Street and south of Kagy Boulevard. The subdivision is located west of SUD Phase 1 Lot 1 (completed Fall 2015) and south of the existing Stadium Center Subdivision. Phase 1 B is anticipated to be a 208-bed student housing project. The developer's contact information is: Fountain Residential Partners 2626 Cole Ave, Suite 620 Dallas, TX 75204 Water supply and wastewater treatment will be provided by the City of Bozeman's municipal systems. The system owner's contact information is: City of Bozeman Public Service Department PO Box 1230 Bozeman, MT 59771-1230 The location of the South University District - Phase 1 B is shown on the Vicinity Map in Figure 1. Vicinity Map, Bozeman, Montana 1 .1 .2 Extent of Water Works System Water supply to the area is from a 12" water main in South 111h Avenue, and from an 8" water main coming south from the Stadium Center Subdivision. During Phase 1 of the South University District Project, a network of looped onsite 8" mains was extended within Lot 1. Additionally, a 12" water main was extended to the west down Campus Blvd. The South University District Phase 1 B project will extend water mains in Campus Boulevard and from the 8" looped mains within Lot 1. The construction of the looped main in Lot 1 included two 8" stubs to the west, which will be extended into Phase 1 B and loop together and continue in 14th Street to Campus Boulevard. A main will also be extended in the northwest corner of Lot 1, for the purposes of adding a hydrant along State Street. Two 8" stubs will be provided from the 12" water main in Campus Boulevard to the south, and the 12" main will be stubbed to the west for future main extensions. The four connections proposed will supply water to the Phase 1 B Stadium View Apartments as well as provide for expansion of the future development lots. Eventual future phases of South University District will require more main extensions. Internal looped mains and additional Water Mains 3 12/21/2015 , connection to the 24" main in South 191h Avenue facilitates future main extensions on the site. This water main layout will provide fire hydrants at one block intervals in the perimeter streets around Phase 1 and Phase 1 B. The looped interior water mains within the Stadium View project also provide hydrants in the site interior. Phase 1 B will add four new hydrants around Lot 2A, as well as two new hydrants within the site interior. The location of existing and proposed mains are shown on Figure 2, included separately. 1.1 .3 Alternate Plans Due to the project's location within the City of Bozeman, extension of public mains was the only water supply alternative. 1 .1 .4. Site Conditions The site is typical of Bozeman with fine grained soils overlying gravel deposits. Geotechnical borings have determined the depth to gravel ranges from 7 to 10 feet. Estimated depth to groundwater obtained from the geotechnical borings is 6-13 feet. If mains are installed during high groundwater times dewatering may be required. 1.1 .5. Water Use Data Water use estimates for South University District — Phase 1 B are presented in Table 1. Since Phase 1 B will be irrigated by well and not from the water system, the estimated water use was derived from the City of Bozeman design standards for wastewater generation. This suggests an 89 gpd/capita estimate for residential uses. The City of Bozeman peaking factors of 2.3:1 (maximum day to average day) and 3:1 (maximum hour to average day) are used to provide maximum day and maximum hour flows. The required hydrant flow is determined using Table H.5.1 of the Uniform Fire Code. A 48,000 sq ft Type V-A building requires a fire flow of 4000 gpm. The fire department is allowing a 75% reduction due to the fire sprinkler system, reducing the hydrant flow down to the minimum required fire flow of 1500 gpm. The total fire flow available will allow for the use of the hydrant and the sprinkler while maintaining the required 20 psi residual pressure. 1 .1 .6. Flow Requirements A hydraulic analysis was performed using WaterCAD. The WaterCAD model incorporates the 12" diameter city water main in Kagy Boulevard as the primary supply. The model assumes very little if any flow comes from the smaller 6" main in Kagy from the east. Operating conditions and available fire flow in these mains was obtained from the WaterCAD model results provided in the City of Bozeman Water Facility Plan and hydrant flow data performed at hydrants directly adjacent to the SUD Phase 1. The fire flow analysis was conducted at the maximum day demand. The model is setup with existing and new pipes. New Phase 1 B subdivision and site pipes and junctions begin with numbers >300, for ease of review. Junction elevations are based on the project datum, approximately 15' above the City of Bozeman datum. In order to determine fire flows at hydrants, hydrant lead pipes are provided to junctions representing hydrants. Hydrant lead pipes have minor losses corresponding to hydrant barrel and nozzle losses. Fire flows are determined at hydrant residual pressures of 20 psi. Fire flows determined at non-hydrant junctions are of little practical value since without hydrant losses computed fire flows are artificially high. Water Mains 5 12/21/2015 The city water supply was modeled as a reservoir-pump system calibrated to the Facility Plan model results. The pump curve provides decreasing pressures with increasing flows corresponding to head losses in the distribution system outside of the model. Hydrant flow tests were conducted at the two hydrants adjacent to Phase 1, one on the northern edge of the development at the south end of South 12th Avenue and one at the northeast corner of the project on South 11 to Avenue. The model results with only existing pipes utilized correspond well with the flows and residual pressures measured during the hydrant tests. The WaterCAD model results are included in Appendix A of this report. The model shows that hydrants will have fire flows ranging from 3280 to 3415 gpm with system residual pressure of 20 psi. This is similar to the high flow test conducted by the City at hydrant 1147 which had a flow of 3170 gpm. The model shows the proposed water main improvements are capable of providing the required fire flow plus maximum day demand for the project. Domestic water service sizes are based on fixture count analysis for each building. Table 2 shows the flow required for each building service based on fixture counts. A 4" fire service can provide sprinkler flows of up to 587 gpm at velocities less than 15 ft/sec in the service line. 1 .1.7. Sewage System Available Sewer service is provided by city mains. South University District— Phase 1 B will connect to existing sewer mains currently extended to the west side of SUD Phase 1. Where water mains cross sewer mains 18" of vertical separation is provided. Water Mains 6 12/21/2015 1 .1 .8. These future connections were taken into consideration when sizing the southern water main located in Campus Blvd. This proposed 12-inch main will allow for future water main extensions to be made to the south and west. As development moves to the west, an additional connection to the existing main located in South 191" Avenue will be made which will provide additional capacity and redundancy to the future water system.
