OF COMMUNITY DEVELOPMENT of these plans and/or elevation without prior written approval DIRECTOR DATE from the City of Bozeman Project No.: 16656 AUGUST 2016 INTRODUCTION The Winegardner's Warehouse Addition is located on Lot 10, Block 2, Gallatin Park Subdivision (342 Gallatin Park Drive) in Bozeman, Montana. This project includes a 2,340 ft2 (footprint) addition to the existing warehouse building, and installation of the associated parking areas. A majority of the existing site will maintain existing drainage patterns. The addition will manage stonnwater with the existing retention pond on the east side of the site as well as discharging to Gallatin Park Drive to utilize the existing stonnwater infrastructure for the subdivision. SITE BACKGROUND Gallatin Park Subdivision was designed and platted in 2000. The original TD&H stormwater design report enclosed used a Rational Method C factor of 0.7 for the subdivision. Lot 10 was therefore allocated 893 ft3 of runoff volume to be discharged to the street during a 1.0-yr, 2-hr storm (0.432 acres x 0.41 in/hr x 0.7 x 7200). DRAINAGE AREAS The site was divided into three drainage areas as shown on the site plan. Drainage Area#1 consists of the majority of the paved access drive, parking areas, and a portion of the existing building's roof area. Runoff from the drainage area will be conveyed to Gallatin Park Drive and the existing subdivision stonnwater collection system. The runoff volume from Drainage Area #1 is 567 ft3 (10-year, 2-hour storm). This leaves a surplus of 326 ft3(893 ft3—567 ft)for the allocated Lot 10 runoff volume in the existing subdivision stormwater system. Drainage Area#2 consists of the roof drainage from the existing building and the new addition, as well as the southeast parking area and east landscaped area. Runoff from the drainage area will be conveyed to the existing retention pond#1 in the east landscaped area. The runoff volume from Drainage Area#2 is 285 ft3 (10-year, 2-hour stone). The existing retention pond will be reshaped and will have a total volume of 460 ft3. Drainage Area#3 will not be altered from pre-development conditions. The drainage area consists of a small portion of roof drainage from the existing building as well as the northeast landscaped area. Stonnwater is conveyed to an existing retention pond in the northeast landscaped area. This pond has a volume of 62 ft3 according to the original site plan(2004).
