This report will determine the maximum demand within the subdivision and the impact that it will have on the overall water distribution system in Bozeman. This report was prepared in accordance with the design criteria set forth in the City of Bozeman's Design Standards and Specifications Policy and the Montana Department of Environmental Quality Circular 1. Proiect Overview West Winds Phase 7 & 8 Subdivisions is a 60 lot,21.4 acre project located within the northwest quadrant of the planned unit development (PUD). The West Winds PUD was approved by the City of Bozeman on September 9, 2005; it is a 960-unit mixed-use, residential development located in the northwest 1/4 of Section 2, Township 2 South, Range 5 East,bordered by Oak Street on the south,North 27t'Avenue on the east, Baxter Lane on the north, and Davis Lane on the west. The Owner/Developer of the Phase 7 & 8 Project is Mahar Montana Homes LLC, 13447 Highway 238 Jacksonville, OR 97350. Preliminary Conditions Summary The pre-development condition of the West Winds PUD is agricultural with no residential structures on site. The property is currently vacant and has been historically used for hay production. Current water mains and stubs adjacent to the West Winds PUD include a 10" diameter ductile iron pipe(D.I.P.)that runs north-south along the alignment of North 27t' Avenue, a 12" diameter D.I.P. that runs north-south within the Davis Lane right-of-way(ROW), a 10"diameter D.I.P.that runs east-west along Oak Street from North 19t'Avenue to Hunters Way, a 12"D.I.P.that runs east-west along Oak Street from Hunters Way to Davis Lane, and a 12" D.I.P. that runs east-west along Baxter Lane from North 27t"Avenue to the western boundary of Baxter Square Subdivision. Calculations are provided in the appendix of this report. West Winds Phase 7&8 The Phase 7 & 8 Subdivision of the West Winds Planned Community will consist of 60 single- family lots on 10.28 acres, 2.60 acres of open space, and 8.51 acres of roads/easement; this is reflected in the West Winds Phase 7 & 8 preliminary plat (see Appendix A). The proposed Phase 7 & 8 water system design will extend previously-installed mains within the West Winds PUD and loop water mains on Flurry and Trade Wind Lanes. Input data into the model was based on a total of 60 single-family residential dwelling units within Phase 7 & 8, with 2.11 people per unit, a water demand of 170 gpd-per person, and peaking factors of 2.3 for maximum day and 3.0 for peak hour. This resulted in a total average day lot demand of 14.95 gpm, a total maximum day demand of 34.38 gpm, and a total peak hour demand of 44.84 gpm. These demands are exclusive of fire flows, which are typically between 1,500 and 2,000 gpm for this type of residential setting. Results from the water modeling program are tabulated in Table 3 and as well as in Appendix C of this report. This modeling was calculated by assigning junction nodes within the subdivision with demands for average day, maximum day(with fire flow), and peak-hour analysis. The peaking factors for these cases were 1, 2.3 and 3,respectively. Demands were assigned within the model based on 2012 winter meter readings supplied from the City Engineering Department. Table 3 summarizes the water modeling results of the Phase 7 & 8 Subdivisions generated by WaterCAD. See Figure 2 for modeled average day results and Figure 3 for modeled peak hour results. Figure 3 illustrates the system-wide pressures during a peak hour event;pressures remain above 20 psi throughout most of the distribution network,with the exception around the three water tanks. Class 51 water main will be installed in the Phase 7 & 8 Subdivisions of the West Winds Planned Community on Windward Avenue, Spring View Court, Flurry Lane, Hunters Way, Trade Wind Lane and Tschache Lane, as shown in Figures 1, 2 &3. The new mains will connect to existing mains in the City's water system on Hunters Way, Trade Wind Lane, Spring View Court, and Windward Avenue— 8" connections installed as a part of the West Winds Phase 6 improvements. All proposed water mains have been designed to provide the required ten feet of horizontal and eighteen inches of vertical separation from the proposed sanitary and storm sewer mains. The proposed water distribution system and sanitary sewer system have been designed according to the recommendations set forth in the City of Bozeman Water Facility Plan(2015) and the Wastewater Facility Plan(2015). The working residual pressure was not less than 20 psi at any junction node—except for junctions in the areas immediately adjacent to the water treatment plant and the Sourdough and Hilltop water storage tanks. Also, the velocity of the water in the distribution did not exceed 15 fps through any of the main lines. 8 Conclusion This report establishes that the existing City of Bozeman water system has adequate pressure, flow and capacity to serve the proposed West Winds Phase 7 & 8 Subdivisions.
