The subject property is zoned B-2. Acknowledged 2. This proposal is must follow the Site Plan Development Proposal requirements. Acknowledged 3. The project is required to be reviewed by the Design Review Board per Conditions of Approval adopted by the City Commission when the PUD was adopted. Acknowledged 4. Approval from the Property Association will be required for amenities in the open space and clarification of who will be responsible for the maintenance of it. Acknowledged 5. There is concern how water runoff will occur on the architectural elements of the building. North of the property, there is typically stormwater runoff that builds up and can cause hazards to pedestrians. Clarify how this will be mitigated through the stormwater design. Acknowledged – to be address in stormwater report 6. Section 38.510.030: The property must follow Mixed Use block frontage standards. Acknowledged 7. Section 38.530.060: Any façade directly adjacent to a sidewalk, there must be 18” of impact resistant materials. Glass is not considered an impact resistant material.  Please provide building sections in formal submittal. Acknowledged. Section 38.540.050: A parking table is required to determine parking calculations for the area. The parking lot to the south will be required to be developed. See Cover Sheet in Section 5, Civil Site Plan for details. 9. Section 38.550: The proposed site must meet 15 landscaped points. Please provide landscape plan and display how points are met. See Landscape Plan located in Section 5 for details.
