1.Project Description

3.Site Plan & Renderings and Elevations
These should be the same plans submitted for Site/Sketch Plan review to the Planning Department. Please provide
enough copies for each Board Member (11x17 versions are acceptable)
4.Total Project Cost Estimates
Please include the total project cost estimate, with supporting independent bid documents. Two cost estimates are
required for all eligible activities for which the applicant seeks funding. Use N7Rehab Cost Estimate work sheet(s).
Estimates may be provided in your application, but bid contracts are required prior to finalizing the development
agreement.
5.IMPORTANT
Applications must be received at least 15 days prior to the next NSURB board meeting and in conjunction with an
Application to the City Planning Department. This is to allow adequate time to place the item on the NSURB meeting
agenda and for a thorough staff review of the application for presentation to the North 7th Urban Renewal Board. Approval
for N7Rehab funding does not guarantee approval from other City Departments. Failure to receive approvals from
applicable City Departments before beginning construction will result in the revocation of project funding award under this
program.

As long time Bozeman residents we have seen the transformation of North 7th Avenue as the once
grand (and the only central) entrance to Bozeman diminish slowly over time to a forgotten and
often overlooked area.
The community we love has grown and more people call the amazing city of Bozeman home each
year. We are highly committed to joining forces with the North 7th Avenue Urban Renewal District
Board to renew and revitalize the area. After purchasing the building formerly known as Ferraro’s
and converting it to Midtown Tavern - we have put considerable thought and renovation into the
interior and hope to reflect the work, time, and resources we have contributed on the inside to the
exterior of the building.
Bozeman’s downtown area has long been the focal point of residents and tourist alike. It is our
strong believe that over time and with support from the City of Bozeman, the newly named
Midtown area will accomplish a similar stature. A vital part of this transformation will include
enabling the area to have a friendlier pedestrian feel. Our goal is to create a beautiful outdoor
patio space that will not only change the feel of North 7th Avenue, but also drive residents and
tourist alike to the area. Greenery, sidewalk benches and local art – coupled with our guests taking
advantage of the envious summers days will evoke a new feel about North 7th Avenue.
Our vision includes community events on our property as well as neighboring Aspen Street.
Various events held in downtown Bozeman have gained popularity over the years and we believe
the same ambience can happen in Midtown. We plan on working closely with neighboring
businesses to create a new cooperative community. Ultimately North 7th Avenue should be a
destination for families, students, professional, retirees and the wide mix of individuals that call
Bozeman home. Our goal would be to create Bozeman’s best patio so residents may enjoy a wide
variety of events including but not limited to movie nights for families, adult and family game
nights, wine dinners, chef competitions and food events featuring Bozeman’s diverse culinary
artists, concerts and other live music featuring locals, welcome back MSU parties – really the
possibilities are endless. Having two patios would offer unique circumstances that would allow
these plans. Ultimately our goal is to be an event restaurant in Midtown which will drive increased
consumer flow into the area. Bozeman is an active community, we all want to be outside – we wish
to facilitate that desire in a comfortable and friendly social setting.
With assistance from the board we want to help transform Midtown to address instances of blithe
in the area and encourage other property owners to rehabilitate their buildings or inspire new
ownership in the area with mindful improvement goals. The economics of the board’s work and
goals is impossible to ignore. Revitalizing the area will help not only aid private property owners
but also contribute to the City of Bozeman.
We appreciate the opportunity to submit this proposal to you and look forward to the possibilities
and renewal our space may ignite.
Project Description
Total Project Cost Estimates
We have included three bids from the following Landscaping companies:
•Big Country Landscapes
•NPK Fertilization & Turf Services
•Morrison Design & Landscape
It is our strong belief Big Country Landscapes best utilizes the new code changes, minimizes
setbacks and supports the mission of the North 7th Urban Renewal District Board. This design
allows the ability to push activity closer to the street, other two do not. In addition, the Big Country
plan allows bike and pedestrian use, eliminates grass resulting in excessive water use and is
uniquely Bozeman in design. We believe Big Country has dealt appropriately with the elevation
changes of the space, something lacking in the other plans. The Big Country plan utilizes the
existing retention pond in as a beatification piece rather than an unsightly workaround. All of
these elements increase space to host events detailed in our project description and assist in
meeting requirements for State of Montana Department of Revenue liquor license requirements.
We believe the site plan presented by Big Country Landscape is a great start to realize our vision
but look forward to your feedback and recommendations.

Note: This is an estimated budget for the project. We are currently working through the various
parts of the plan to provide an actual proposal.

Landscape Plan and Elevation drawings provided by Big Country Landscapes, Inc.
LANDSCAPE SCOPE OF WORK:
Site Prep: Demolition of existing landscape on west side of building, boulevards, and NW
corner of parking lot. All debris generated will be disposed of off-site. Includes excavation to
establish new grades, retention basin, and conduit installation to various features. Crushed
gravel will be imported and graded for base material for patio and proposed walls. Topsoil will
be placed in planting beds.
Total: $12,900.00
Plantings, Planting Beds, Sod and Irrigation: Includes all plantings shown on landscape plan.
Includes steel edging at planting bed areas, weed barrier fabric installation and decorative stone
mulch ground cover at all planting areas to reduce maintenance. Evaluation and modifications to
existing irrigation system to accommodate new plan. New bluegrass sod in boulevards and in
NW corner of parking lot. Installing trail fines as plan shows.

Gabion Retaining Walls: Gabion retaining walls as the plan shows. 4-6” Decorative River
Rock will be incorporated into the steel cages.

Landscape Landscaping:
The overall goal of this project is to create a paver patio,
paver walkway, re-direct the retention basin, and
topdress the sides of the walkway with bark mulch.
Process:
1. Renovation of trees and shrubs: Shrub line along the
front of the building, and trees and shrubs along
walkway.
2. Pruning up large spruce trees along SW corner of lot.
To create viability from road.
3. Renovating turf grass where patio and walkway will
be: We will be filling in the front retention basin to
create a flat patio area.
4. Re-directing the retention basin to be contained to the
side and front of the building. We will be building
retaining walls, and creating a french drain. Then
top-dressing with decorative rock.
5. Prepping base areas for patio and walkways. The patio
will be approximately 1800 sq ft, and the walkway will
be approximately 900 sq ft. The walkway will start out a
12' at both front and back junctures, then taper to 6'
wide in the middle.
6. Patio and walkway paver construction.
7. Fire pit construction. There will be 3 raised gas fire
pits. The finished height will be 2' plus a capstone.
8. Building perimeter walls along the entire front patio,
and along the SW side of the walkway to meet up with
the South side perimeter fence. These walls will be 3'
tall, and be capped with capstone.
9. Creating mulch beds around the large front Spruce
trees, walkway, and retention basin.
10. Final clean up, sprinkler system repair, and sodding
