TRAIL CORRIDOR EASEMENT
McCray and Delone Evans as Trustees of the McRay and Delone Evans Revocable
Trust, GRANTOR, in consideration of one dollar ($1.00) and for other and valuable
consideration, receipt of which is hereby acknowledged, grants to the City of Bozeman, a
Municipal Corporation of the State of Montana, with offices at 121 North Rouse Avenue,
Bozeman, Montana 59771, GRANTEE, a perpetual trail corridor access easement for the use of
the public in, through and across a 25 feet wide strip of land situated in Gallatin County,
Montana,which is located on the following described property: Tract 1 of Certificate of Survey
No. 688, located in the SE 1/4 of Section 18, T2S, R6E,P.M.M., Gallatin County, Montana.
The centerline of the easement is more particularly described as follows: (see attached
exhibit).
The GRANTOR warrants that he is lawfully seized and possessed of the real property
described above, that he has and that he will forever defend the title of this property against the
claims of all persons.
The GRANTOR further agrees that the GRANTEE may peaceably hold and enj oy the
rights and privileges herein granted without any interruption by the GRANTORS.
The terms, covenants and provisions of this easement shall extend to and be binding upon
the heirs, executors, administrators,personal representatives, successors and assigns of the
parties hereto.

LOCATED IN THE SE 114 OF SEC. 18, T2S, R6E, P.M.M.,
GALLATIN COUNTY, MONTANA
DESCRIPTION
A 25'wide public trail easement across a portion of Tract I of Certificate of Survey No. 688,
located in the Southeast Quarter of Section 18, Township 2 South,Range 6 East,Principal
Meridian Montana, Gallatin County,Montana,the centerline of said easement being described as
follows:
Commencing at the northwest corner of said Tract 1;thence South 89°19'34"East,a distance of
300.93 feet to the Point of Beginning;thence South 26°20'37"West,a distance of 173.23 feet;
thence South 20°52'54"West, a distance of 78.31 feet;thence South 13°04'I0"East,a distance of
19.34 feet to the south line of said Tract 1,there terminating.
The easterly and westerly lines of said easement are to be prolonged or shortened to terminate on
the north and south boundary lines of Tract 1.
