The Meadow Vista Condos and Madison Place condos are located so that most of the traffic will flow to Michael Grove Ave. and out onto Durston Rd. It's hard for me to tell if there is minimal impact on the single family neighborhoods here because I've driven down this road and couldn't believe the amount of cars parked everywhere. I would think that traffic flow patterns would still keep most of the traffic out of the single family housing neighborhood. Condos planned in Loyal Gardens— Golden Gate Condos... revised to 2 story on Golden Gate Ave. & backing ■� Advance but still 3 stories backing ►a �_ x�!/ •t 4;. Huffine and facing Cottonwood. MW 4V f Bus stop. 9.71 The red arrows show the entrance/exit points for these condos. The traffic flow is directed right through our neighborhood and will have an adverse impact on safety. We appreciate that the builder has modified his original plan from 5 three story buildings down to 3 two story buildings and 2 three story buildings however, this is still too much density based on how our neighborhood has developed. Again, we understand Bozeman is trying to create affordable housing but we would appreciate density that is more in line with our neighborhood. 3 story buildings and the added density is something our neighborhood just can't absorb and stay healthy. Our neighborhood just doesn't have the street connectivity or the pedestrian connectivity to safely disperse the density planned for the Golden Gate Condos development. R4 zoning appears to allow a variety of densities and we would respectfully ask that you err on the side of the established homeowners and neighborhood by requiring the builder to reduce all Golden Gate condo buildings to 2 stories and further blend the design with our neighborhood. The visual aspect of a 3 story building next to Huffine as the welcoming corridor to Bozeman does not seem in keeping with the typical design thoughtfulness we've encountered around town. I'm reminded of the Bobcat apartments (3 stories next to Main by Pizza Hut) which do not appear to blend with the overall thoughtful planning performed in most recent years here. This neighborhood has grown up to be mainly single family homes and families. I've noted in earlier correspondence that there are only two (2) ADU units in Loyal Gardens to date and only two (2) duplexes in Loyal Gardens. The developer has explained that the Golden Gate condos will most likely be rental units considering they are 2 bedroom/2 bath. This size seems ripe for use by college students who would further create economic efficiency for themselves and put 4 people (thus 4 cars) into these units increasing traffic THROUGH Loyal Gardens and increasing the risk to pedestrians. Thank you again for your thoughtful attention and we look forward to you approving this addition of affordable housing to Bozeman in such a way that would reduce the original (and subsequently revised) density to preserve our existing homeowner neighborhood livability, quality and safety. We hope that you will inspire the developer to further revise the condo complex buildings to a maximum of two stories in height. We continue to hope that review of storm water drainage is also considered. We are still concerned that the developer's use of underground storage tanks would increase the risk of flooding and/or overload to existing natural watershed areas not to mention whether or not these would be feasible with the high ground water.
