a community center with related parking and landscaping improvements.
B. 16044–Marathon Seat Covers Addition SP/CUP– (Brekke/Kohtz)
1624 W. Beall Street
A 3,911 square foot addition to the existing Marathon Seat Covers building that includes a
new cutting room, storage area and employee space. The expanded light manufacturing
use within the addition is considered a conditional use in the B-2 zoning district.
C. 15587 – McCormick Dental SP/COA– (WerBell/Kohtz)
1482 N 15th Avenue
A site plan and certificate of appropriateness to allow the construction of a 4,268 square
foot commercial building with parking and related site improvements.
D. 15583 – The Lark Hotel Addition Site Plan/COA Application – (Rogers/Kohtz)
136 West Main Street (revised materials)
A site plan and certificate of appropriateness application to allow the construction of a 28
room hotel with ground floor commercial space on 7,333 square foot lot.
E. 15526 – Four Points Subdivision Phase II Preliminary Plat – (Krueger/Kohtz)
2545 Veronica Street, 3605 Kimberwicke Street, generally southwest of the intersection of
Davis Lane and Cattail Street
A proposed major subdivision of the Four Points Subdivision Lots 4 and 5 into twelve lots for
multi-household development with associated streets, a parkland corridor and
infrastructure.

310 Valley Drive
A preliminary plat application subdivision 4.104 acres into 18 residential lots with parkland,
an open space parcel, and road ROW.
4) Initial Week Review
A. 15554– True Dragon Brewery SP/COA/CUP– (WerBell/Kohtz)
418 & 422 North Plum Avenue
A site plan, certificate of appropriateness, and conditional use permit application to allow
conversion of an existing industrial building to a brewery with on-premise consumption in
the proposed tasting room and construction of a parking lot, drive accesses, and landscape
improvements.
B. 15439 – Sundance Springs Phase II Site Plan & CUP – (Rogers/Kohtz)
3605 Baxter Lane
A preliminary site plan with Conditional Use Permit to allow the construction of 216
residential dwelling unit apartment complex within Lot R, Baxter Meadows Phase II. Also
referred to as Lot 2, Phase A, Sundance Subdivision; pending final plat approval. Application
included parkland, open space and site improvements. CUP to allow residential use of a
ground floor in a B-2 District.

A proposed master site plan and first phase site plan for a single household residence, guest
house and detached garage.

C. 16053– Burgard Building Master Site Plan, First Phase Site Plan– (Krueger/Kohtz)
751 Osterman Drive
A proposed master site plan and first phase site plan for a 15,363 square foot industrial
building with associated parking and site improvements.
